Do You Have Permission to Give Out Your Client’s Information?

 It is our fiduciary duty to protect the personal information about our clients. We protect our client’s best interests and personal information while representing them in the sale or purchase of their home. It could make the difference in hurting the transaction and your negotiating powers let alone protecting their personal interests.

How often do you read a testimonial or story on someone’s blog or website and wonder if they had written permission to do so?  Even posting pictures of your client’s without their permission is not permissible.

DO NOT GIVE OUT INFORMATION WITHOUT WRITTEN CONSENT!

Their personal life, their reasons for selling or buying a home is personal information and not for the Realtor® to give out unless the seller or buyer gives specific instructions to do so.  Giving out personal information is NOT anyone’s business but the clients and they expect us to protect their interests.

When a client does ask that I divulge why they’re moving, selling or buying then I make sure to get it in writing and go as far as to include it in the special terms of the listing agreement.  The seller signs off on the agreement and it is a specific part of the listing agreement. With a buyer it is in the form of their signed cover letter to the seller.

Blogs, websites and other online advertising.  I MAKE SURE TO GET WRITTEN PERMISSION with my signed permission and testimonial form should they agree to my using their testimonial, videos and pictures on websites, blogs and basically for advertising and marketing.

Needless to say, it is our duty to protect our client’s best and personal interests.  Not only is it our fiduciary duty, it is how we conduct business to protect all parties in each and every transaction.

Get permission IN WRTING to use anything ...

.....that is NOT YOURS.

Woodcreek at Launani Valley Area of Interest |Mililani Woodcreek Homes

Considered to be the “third region of Mililani”, Launani Valley is a secluded master planned development in the valley below Mililani Tech Park. About 5 minutes away is Wheeler AAF and Schofield Barracks and definitely convenient for the military and government workers at these Army Bases on Oahu.  A hop, skip and jump and you’re on the freeway and about 20-25 miutes to Hickam AFB and Pearl Harbor Navy Base and 35-40 minutes down the H-2 Freeway to the H-1 Freeway to downtown Honolulu.

What’s even better is the North Shore of Oahu (beaches, surfing, scuba diving and more!) is just 20 minutes away!  One of my favorite spots is Laniakea Beach which is known as Turtle Beach for our Honu (Ho New), the Hawaiian Green Sea Turtles who bask on the beach in the sun.

Waihuna Joint Venture was the Developer of the fee simple Woodcreek Homes in Launani Valley and these zero lot line homes were built between 2001 and 2004. A total of 102 Woodcreek Homes built were either  ‘attached’ homes (duplex style) or detached dwellings, all with two car garages, developer fences around the properties throughout the community. The owner occupant level for this community is 71.57%.

Woodcreek 3-4 bedroom Homes Market Report for the last six months:  We have 0 Active Listings currently with 6 homes in contract and 5 sold.  A sign that Launani Valley’s Wookcreek Home activity is picking up Sales Prices Ranged from $435,000 (3 bedrooms) to $495,000 (4 bedrooms).  Woodcreek Homes in Launani Valley were on the market an average of 44 days.

We’ve definitely had a turn in our Mililani Oahu Housing Market and this includes the Woodcreek at Launani Community.  We have had our ups and downs but our market took an upward turn in the last few months including higher prices and shorter length of time on the market. 

Our interest rates are still at an all time low and these interest rates could make the difference on your monthly mortgage payment. JUMP OFF THE FENCE NOW!  Oahu Housing Market is slowly turning into a SELLER’S market with our LOW INVENTORY and upward climbing home sale prices.

The HAP (Homeowner Assistance Program) for Military Members VS. SHORT SALE

I shared an information email to our Century 21 Liberty Homes agents this morning and decided to share here as well. Too often there is not enough information out there for our Military Members who bought before July 01, 2006 who could qualify for the HAP program....READ ON!

I thought this would benefit many of our past/present clients who are military members and under water on their homes.

I currently have a client who bought her Mililani Home in early 2006 and we are currently going through a HAP sale and getting ready to close.

What it is...is that at closing, Seller sells to HAP (US Government) and HAP sells the home to the buyer (simultaneous closing) and pays the seller's deficiency, closing costs, Realtor® commission and so forth.

IT ALSO SAVES the Military member's credit rather than going the short sale route.  Make sure they have kept up with maintenance fees, assessments, property taxes etc....otherwise, just as any other transaction they could have additional liens slapped on their property.

Some of the requirements for eligibility:

A. PCS refers to the assignment or transfer of a member to a different permanent duty station (PDS), to include relocation to place of involuntary retirement, under a competent authorization/order that does not specify the duty as temporary, provide for further assignment to a new PDS, or direct the military service member return to the old PDS.

To qualify, a service member must have:

  • owned home prior to July 1, 2006
  • have PCS orders dated between February 1, 2006 and September 30, 2010. (This date may be extended to September 30, 2012, at the discretion of the DUSD(I&E) based on availability of funds)
  • reassigned to a new duty station or home port outside a 50-mile radius of the member's former duty station or home port
  • suffered a decline of at least a 10% in home value from the date of purchase to date of sale (market value of the home will be verified by the USACE).
On March 6, 2012, the President announced two steps to provide significant housing relief to thousands of service members and veterans who have faced wrongful foreclosure or been denied a lower interest rate on their mortgages.
 
How many military clients do you have that bought their home around this time frame that could be taking advantage of this program....

Fun in the Sun While the Business Still Runs! | A PAWS Group Contest!

It’s almost SUMMER!

 

What comes to mind when you think about the Summer season?

Waipio Gentry is a small residential area and a bit of industrial area as well.  With an Autoplex, Costco, a couple of strip malls and many small businesses, it is a self sustaining community with a close knit residential community.

The Royal Palm @ Waipio is a townhouse complex in Waipio Gentry. With many parking stalls that are carport style it becomes one of the ‘perks’ that many decide to buy a unit here as well as the pool/recreation area, walking/jogging path and a day time residential manager and nighttime security riding around on their golf cart.

The Royal Palm @ Waipio have studios (efficiencies), one and two bedrooms. Maintenance fees for have gone up a little bit for 2012 although it covers water, sewer, parking, trash, master insurance, ground treatment for termites and other common element expenses.

Mililani Town is the only community in Hawaii to receive the distinction of All American City in 1986 and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks and Wheeler AAF and Hickam AFB and Pearl Harbor Navy Base are about 20 to 25 minutes down H-2 to H-1 Freeway and Kaneohe Marine Corp Air Station is on the Windward side of Oahu over the H-3 Freeway.

We’ve definitely had a turn in our Mililani Oahu Housing Market.  We have had our ups and downs but our market is in a buyer AND seller mode now and a negotiating market to say the least.

Let’s take a look at the months of January through March of 2012………..

2012 Quarterly Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home 2012 Quarterly Market Report:  We have 46 Active listings and 47 in contract for the first quarter of 2012. There were 44 Mililani Sold Homes in the first quarter of 2012 with Sales Prices ranging from $490,000 (3 bedroom home) to $1,500,000 (4 bedroom luxury home) on the golf course. Average Days on the Market was 63 days for the first quarter of 2012.

Mililani Condo/Townhouse 2012 Quarterly Market Report: We have 61 Active condos/townhouses on the market and a promising 48 properties in contract for the first quarter of 2012. There were 61 sold condos/townhouses in the first quarter of 2012 with Sales Prices ranging from $114,200 (1 bedroom condo) to $465,000 (3 bdrm townhouse) compared to 65 condos/townhouses sold in 2011.  Average Days on the Market were 71 days for the first quarter of 2012.

Mililani has had a consistent housing market during the first quarter of 2012. The start of 2012 shows a promising active market with many properties currently in contract and getting ready to close. The only difference this quarter compared to the same time period last year is that buyers are out and putting in multiple offers on properties! 

For those Hawaii Home Buyers who are sitting on the fence: These all time low Mililani Homes for Sale are at all time low prices with VERY low interest rates to boot.  The math is clear, so if your current situation is in a buy mode I would say jump off that fence!

Our Mililani HOME Inventory is a LOWER now than a year ago and prices are slowly regaining ground.  Also, wait any longer and a higher interest rate could make a HUGE difference on your monthly mortgage payment!

FIRST IMPRESSION of a Mililani Real Estate Agent Leads to A Successful Closing

Over a year ago this Mililani Real Estate Agent received a phone call from a potential Mililani Home Seller who wanted to meet with me and discuss a possible listing of their Mililani Home.   We talked about my marketing plan, comparable properties in the Mililani Housing Market area for ‘attached’ homes and what I will do for them.

We made an appointment to meet face to face as the Mililani Home Seller ‘found me on the internet’ while looking for a Mililani Real Estate Agent.  We talked about the circumstances for their thinking about selling the Mililani Hawaii Home as well as going through everything else we did not discuss on the phone, including possibly renting out their Mililani Home. 

They would get back with me within the week and let me know what they decided.  A few days later they called and said they would keep the home awhile longer BUT when they do decide to sell they would definitely call this Mililani Real Estate Agent.

To tell you the truth I was not sure what they would do.  Almost a year later I received a call from the same Mililani Home Seller. Bubbling with excitement the Mililani Home Seller said, “Hi!  This is the ’Mililani Home Seller’ and we’re ready to sell our house!  I told you I would call you if we decided to sell our Mililani Home.” 

These are the kinds of real estate stories that give me a warm and fuzzy feeling all over.  That first impression at the listing appointment almost a year ago brought this Mililani Home Seller back to me to list their home. FIRST IMPRESSIONS!

Mind in a Fog?

Sometimes, other people can see us better than we can see ourselves. Our minds are usually cloudy and foggy when we are stuck in our own thinking and do not want to see another side to the situation.

 

There are ALWAYS two sides to everything. Each one of us is a unique being and we have our own thinking and our own opinions. More often than not we allow our ‘false pride’ to get in the way and block out all other views.

 

If one has the ability to step into another’s shoes and try to see their side of the situation then we will have comfort in knowing we looked at all aspects of the situation. POSSIBILITIES.

5 YEARS and Counting - My ActiveRain Experience

It’s my 5th Birthday Year as a Member on ActiveRain!    The ActiveRain Real Estate Network has always been the best marketing tool to represent who I am, real estate and Hawaii Housing Market information, Oahu, Hawaii and Mililani local area information and more!

 

There is no other online network I know of that has the personal and ‘hands on’ approach with their members to give them direction and a helping hand like ActiveRain and I have to start this 5th Anniversary blog by thanking them.

 

There are ActiveRain Staff Staff members who have a wonderful ‘blogside manner’ but none more consistent and caring than Bob Stewart our Community Evangelist. He has been putting up with me  right there for me all these years and his understanding, patience and direction played a leading role in my continued existence on ActiveRain and success in my business. (He won’t take credit though…he always says it’s because of me). I also have a personal connection with his son KELAN because I am…. GRAMMA IN HAWAII.

 

Kerrie Greenhalgh also puts a tremendous amount of time and effort into her role as Community Builder and she too has a wonderful  blogside manner as well. We’ve had many changes in the ActiveRain staff over the years and I just have to also commend  Nikesh Parekh with doinga wonderful job in his role as CEO of ActiveRain

 

My last five years on ActiveRain condensed:  Without a doubt giving a piece of myself through my writing brought the kind of readers that I was looking for in my niche market in Real Estate.

 

When I grasped the concept that “EVERYTHING AROUND ME IS REAL ESTATE”

…..I began succeeding in my business.

 

You see, writing about other topics about my local area, my neighborhood, the businesses, the sites and points of interest showed my readers that I am THE LOCAL AREA EXPERT. This is when my business started taking off. !  What else can I say?  I write as if my readers are right in front of me and I am talking WITH them and not AT them.

 

My  friendships on ActiveRain:   I have a really special ActiveRain lifetime friend,  William Johnson.  I ‘met’  William when I picked up the phone  and called him at the time of the California fires in October of 2007 and that date marked our friendship for life even though we have not met in person.  There are MANY others I’ve met along the way….far too many to list all…but there is NOTHING that will compare to the camaraderie we experience through our connections made here on ActiveRain.

Sharing  personal triumphs, trails and tribulations:  It is every parent’s dream to watch their children aspire, grow and become responsible young adults. It is every parent’s dream to be a grandparent. Our miracle happened on September 20, 2011 with the birth of our Grandson, Brayden.  It took this miracle for me and our vacation to see him again…to regain balance in my life and from hereon I will not lose sight of the most important part of my life….MY FAMILY.  

Being an ActiveRain member these last five years (and Ambassador since mid 2009)  have been one of the most rewarding experiences for me in the world of blogging, business and friendships.

Protecting the Seller’s Best Interests With BACK UP OFFERS

 

Back in the Day’ it was the norm to have multiple offers AND have a couple of Back Up Offers as well. A Back Up Offer is a security blanket for the seller should the first contract fall out. The Back Up Offer will immediately be in place with a contingency that the original contract has a successful sign off of the cancellation.

 

In Hawaii, we ‘open’ ESCROW (which is an independent third neutral party that takes care of the interests of both buyers and sellers) with an accepted Purchase Contract and initial deposit of the buyer. They take care of the final settlement with the recording of the documents, paying off the existing liens, mortgages and any other expenses to have a successful closing.

 

The ESCROW Company will also take care of a cancelled transaction and send out cancellation letters to all parties and initiate the Back Up Offer Purchase Contract in escrow and send out the first documents for the Buyer and the Seller.  The transaction date starts at that time.

 

This practice ‘saves’ a lot of headache, time and heartache and held true just a few short weeks ago. A transaction for a listing of mine was in contract and a few days before we left on vacation (with my pushing and shoving for the Conditional Loan Commitment Letter) the loan officer says, “In all good faith, we cannot proceed with the buyer’s loan”. YIKES!  You mean the buyer wasn’t qualified after all? 

 

NO PROBLEMO!  We immediately initiated our accepted Back Up Offer two days before departure on our vacation.  The appraisal is in, survey complete, Termite and Pest Control is scheduled to inspect and give a report, full loan approval and tentative signing is occurring next week.

 

I’d say that the market is picking up in order to receive back up offers.

 

I’d say suggesting to the seller to continue showing for back up offers was a positive.

Is It TIME For a Vacation?

We ALL need to work. It is a NEEDED part of our lives so that we produce income to support ourselves and our families.  Mothers tend the children and the home and most times have to work as well to support their growing families.

There comes a time when we need to rest, regroup and come back revived, rejuvenated and ready to pound pavement.  I’m sorry to say that it took me MANY years to realize that a vacation was in order.  I ‘thought’ that my clients, the office and my family could not do without me during a vacation time.

THAT’S what I get for that kind of thinking.  I was burnt and I was unsettled.  I needed the time to be with my grandson and my husband.  I needed to get away and just enjoy myself ….ME TIME.

It took my grandson to get me off this island and take a break.  I only experienced 3 weeks of his newborn life and they relocated to N.C. with my grandson in tow.  There was no way that I wanted to let those ‘Baby Brayden’ years pass me by ….and I just HAD to hold him while he was still a baby.

 

With my transactions covered by Randy Prothero and with my son Michael babysitting my English Cocker, Shadow, we left for N.C. on Valentine’s Day and arrived there the next evening. My husband and I spent the best 9 days of our lives together visiting our grandson, daughter Dori and son in law Alejandro. 

We even drove up to Washington, DC to see the Capitol (everyone but my husband had never been there), White House, Smithsonian and more. The next day we traveled to Pennsylvania to see Gary’s Grandma and Great Aunt Lo and then to Virginia to see the National Museum of the Marine Corp. We drove back to Jacksonville, NC and the only ActiveRainer I was able to meet was Carol Smith from Raleigh, NC who took the two hour drive to Jacksonville to meet me and my family.

We had a blast with our grandson, Dori and Alejandro…and it was well worth the LONG  trip from Hawaii to North Carolina and back. With aches and pains and jet lag too…we were back at work last Monday after arriving safe and sound back in Honolulu on the 25th.  (it takes a full day of travel there…and the same coming back). 

We walked back into our home with a different outlook. It was a realization that BOTH of us were workaholics and that we needed to MAKE time for US.   Our work lived without us. Our dog lived without us.  My clients were well taken care of by a trusted agent. They all lived without us…for a few days.

We are making plans for our next vacation to one of the other islands next year….ALONE.

This just may be the start of something big.

Time for just ….US.

If Ever Anyone Needed a Lift...It Was Then

I was going through a tough time the other day and I needed a little time and space to regroup.  It wasn’t something to share with everyone when a mental breakdown was occurring. What one person may go through may seemingly be a ‘nothing’ to another although a personal turmoil means something to each individual who is going through it.

 I’m so grateful that I have the ability to recognize that whatever the situation or circumstance there are learning lessons in all. I rested and regrouped and everything was fine the next day.

Back at the office:   While chatting with my Broker In Charge and another former agent, a young man walks into the office. I asked if I could help him and he said, “I just came back from Afghanistan and I wanted to come in and tell you how sorry I am for making your life a living hell before I left”. 

For the life of me, I could not remember his name or how he made me miserable. I asked him his name and he said "so and so" was my fiancé.  IT CLICKED IMMEDIATELY and I told him I remembered him.

He stepped right up to me and handed me a good luck bamboo plant and said, “I just had to come by the office and see you. I needed to tell you how sorry I am for being so mean to you right before I left”.  I mumbled an "awwwwww" and said thank you while I hugged him. His eyes had watered..so did mine. He again muttered a 'sorry' and walked out.

I was moved.

At that moment everything fell into place.

No matter how much I think I'm going through something awful there is always someone who is going through something more.  There is always someone out there that needs a hug or to make peace within.

I don’t know what the circumstances were for this young man to think of me throughout his time in Afghanistan. Maybe he just saw our sign and immediately felt the need to apologize to me and make amends. Whatever the reasons, little does he realize that I needed a lift too.

I needed a kind word from someone that day.

I needed to give back a hug to someone who needed it too.

Funny how life always seems to balance out sometimes.

This has got to be one of the best contests in awhile!  The contest on ActiveRain keep us motivated and give us not just ideas to blog but will give us loads of information as well as tips from others on how to better our listing presentations.

Do you stand out from the crowd? Or are you hanging with the rest of the bunch with your listing presentation. Unless you are an exclusive buyers agent and have never listed a house, you know the listing presentation rag. Some people use the canned presentations, provided by either your company or a product like Toolkit CMA. Others will make up our own. Each needs to be tweaked for the specific circumstances. I am always looking for the best listing presentation in the history of real estate to wow a prospective seller, to shut out the competition before they even make it to the door!

Where best to come and see what the best of the best are doing as a listing presentation? ActiveRain of course, where the best of the best are already here doing what they do better than the rest! At least in my humble opinion.

So, here is the deal. Tell us about your kick butt listing presentation. Here are a few things to think about when writing your post.

  • What do you do from that first contact to the actual presentation.
  • Are you a 2 stepper, viewing the house first, then coming back with your presentation?
  • Do you go over the comps and give them a suggested list price range on your first visit?
  • What product do you use, or have you developed your own presentation?
  • Have you gone paperless with your listing presentation?
  • If you have not gone paperless, do you leave the presentation with the customer when you go? And if you don't leave it there and they specifically ask for it, what do you tell them?
  • Do you have an interview process when they first call you, or do you wait to discuss this face to face?
  • Do you have a kick butt pre-listing packet you email/drop off to them?

As In Life, There Are Learning Lessons in Real Estate

When I first started in the real estate business, I was told by many ‘to keep my emotions out of business’.  For the life of me, I don’t understand why I got so wrapped up and worried about something that was going wrong in the transaction.  I wanted everything to just run smoothly. I lost sleep from playing out hypothetical scenarios in the middle of the night. 

With eyes wide open,  the ‘what ifs’ danced in my head.

There are situations that are beyond my control.  No matter how much I worried or wanted to make things happen I could not control anyone else involved in the transaction.  Appraisers did not get their report in fast enough. The loan officer or the agent on the other side would not return calls on status.  How can I  ‘make’ them do their job?  

The only one I have control of in any given situation is…MYSELF.

One day I realized that I no longer stressed myself out and that I took things in stride. I was still detail oriented, organized and anal about doing everything by the book. I still went above and beyond for my clients except MINUS THE STRESS.  So, what was I doing different? 

Along the way I regrouped and took on the challenges of working with other people:

I no longer try to control situations I had no control over. (no worrying!)

Instead of worrying, I just do my part and that’s all I can do. I accept that.

I accept that the appraiser would get in his report …when it got in.

I patiently wait for VA to send in their NOV (Notice of Value)

I patiently wait for a call back, while emailing a follow up as well.

If there is something I can do to make the transaction go smoothly, I do it. 

If a party to the transaction needs help, I offer my help.

If my client needed a listening ear or a shoulder to cry on, I am there.

If I am yelled at I politely tell them I do not deserve to be yelled at.

If I still don’t get a return call ….. I just keep trying.

If I feel stress coming on….. I scream in a pillow. (lol…not)

Breathe.....

 

 

NO TWO TRANSACTIONS WILL EVER BE ALIKE.   I am a continuous work in progress and I know that every day in real estate (as in life) I will have many learning lessons.  Things aren’t always going to be the way I would like and there will be curve balls at every turn.

No matter what the situation may be….

It’s all in the manner of how I handle it.

ActiveRain BeginningsWe've all heard the rhetoric out there about the various social media platforms--how some work, some don't, others may be among the 'up and coming.'  We've read ad nauseum about AR down-time and various complaints about the platform being different than it was in years past.  Well, I'm here to tell you, any experience in life is what you make of it.  So, I thought I'd share a little bit with you about my own ActiveRain experience.  

Nearly at the big 1M point mark, I've been reflecting lately about my tenure here--and let me tell you, there's nothing to worry about with respect to the consumer and points--they don't care, nor do they even KNOW about our 'point' system!  I began on ActiveRain VERY slowly.  It was the absolute MOST uncomfortable thing for me to write my first comment--UNTIL I finally got the courage to write my first POST!

I watched the oldies but, goldies like Missy Caulk, Renee BurrowsSally Cheeseman, Brad Andersohn, Lenn Harley, Todd Clark, TLW and Broker Bryant, Rich Jacobson, among others but, just couldn't muster up the courage to write a post.  They seemed so comfortable with it but, it seemed so foreign to me.  

When I finally did get the courage to write, the stress was almost immediately gone!  People actually commented--not many but, hey, I didn't know them from Adam and couldn't imagine what they found interesting in my local posts!  (Yep, I started out writing local because I didnt' want any 'personality' showing through--thought that might be bad for business!  LOL)

From the original members and some of the ones that came to AR before me, I learned how to blog, what to blog about, how to use keywords and everything that I needed to know to become the Mayor of Charlotte NC on my blog!!

Once I was comfortable with blogging, social media began to be the 'next best thing.'  We learned how to create a FB profile, a Twitter profile, then Facebook fan pages, LinkedIn, and everything under the sun, we learned RIGHT HERE ON ACTIVERAIN!

We learned where to post your listings, how to use YouTube, create a Delicious account, how to create market reports, how to create eye-catching business cards and later, how to build our own WordPress sites and SO much more--yes, all right here on ActiveRain! 

I've made lifelong friends here, sent and received tons of referrals, found a fantastic lender and, oh yes, received wonderful business from my efforts here!  In fact, I can honestly say that ActiveRain is LARGELY responsible for my business growth--and yes, you can confirm that with any of the other Charlotte bloggers here!!

ActiveRain - Jump right in!I've joined forces with other members to start Charlotte's first REBar Camp and been a member of the planning committee every year since.  I've attended conferences from the West Coast to Florida and had the honor of meeting some of the most fabulous people through ActiveRain.

I've learned to Skype and have various friends on Skype that I can quickly contact if I have a WordPress question or just need a referral name for a client moving to a city near my Skype friends--almost all AR 'buddies.'

I think one of the most valuable tools that I have, being a member of ActiveRain, is the SEARCH tool here.  For real estate related questions, I use AR's search tool more than I use Google!  Someone here has written a tutorial or an experience about just about anything that you have a question about.  

What CRM do you use?  How do you use SnagIt?  What type of video camera do you use?  What type of camera should I buy for real estate photos?  Anything you want to learn about your business is right HERE!  The best part, it doesn't cost any additional money when you use the search tool!!  You don't have to pay a so-called 'expert' to help you--it's here and it's FREE for the taking!

So, if you're a newbie, jump right in--we don't bite!  It's a great place to hang your hat and stay awhile!  ActiveRain is a great place to pick up a few new friends and gain a whole bunch of knowledge to grow your business too!

Keyword Tools for Your Blog

After writing this post How Does One Pick a TRUSTWORTHY Source on ActiveRain?   the day before yesterday I started thinking I should have added a couple of great links to those I admire for their tutorials.  Brad Andersohn is one of the very few members on ActiveRain that I TRUST for information….ESPECIALLY with SEO, KEYWORDS, and HOW TO Videos to teach all the members on ActiveRain.

Bottom line is that ActiveRain has a WEALTH of information here. You can go to your SEARCH to get that wealth of information but most importantly, when referring your important client ask other members what they think of the person you are thinking about referring to!  If you are a consumer the best advice I can give is there are good talkers but do they actually walk the talk?  READ, READ and READ…you will be educated in no time who may be the right choice for you! 

 

Be careful who you choose.

It could mean the difference between services you can trust…

OR a bum deal from a poor choice.

Back in the day, a few of us discovered a really cool tool from Google known as "The Wonder Wheel" which helped members with keyword selection for their SEO friendly blog posts.  Now that the Wonder Wheel is gone, I get literally hundreds of requests from members looking for good alternatives to enhance and better the "Keyword" content on their blogs, sites, posts, and blog titles.

Understanding The Importance of Keyword Searches:

Search engines like Google focus on returning the best quality and "Best Available" SERP's (Search Engine Results Pages)  It's all based on what "Keywords" or phrases are being typed into the Search box.  Search engines simply want to return the best available matching content based on both short-tail and long-tail keyword searches.

The two things people search most are: the item, the person, the company, the thing or service, and then a geographic or what many refer to as a "hyper-local" location.  Having this knowledge about search engines and keywords is the first step, the next steps will hopefully help remove the guessing game of...

No pun intended (well, maybe a little...) SEARCH NO MORE!
  While we can never really be 100% certain of what people are searching and the exact keywords or terms they're using, these keyword tools will help you not only define what IS being searched on the web, but how and what keywords to be using when creating and refining your blog titles and blog content.

Introducing Google's Keyword Tool:


In the "Keyword Search" we typed "Real Estate in San Francisco" which seems like a pretty reasonable search that most web surfers would type if interested in looking at Real Estate in San Francisco.  Interestingly the "Keyword Tool" came back showing that there is a larger percentage of people searching San Francisco Apartments which might make sense considering the space and demographic of San Francisco.


Maybe creating a Blog post with the Title "San Francisco Apartments" and then provide content on how those living in "San Francisco Apartments" could qualify for a great loan, with great rates, and possibly become first time buyers and first time homeowners.  Would this be a worthy option and idea worth trying?  This is just a sample of how you can use these Keyword tools to better your content, your traffic, and hopefully your business.

How should I use the Keyword Tool for keyword ideas?

Search for specific keyword ideas that are related to your business, product, or service.  Or you can search a URL containing content relative to your specific niche, business, or service.  You can also go straight to filtering out specific keyword categories.  Use one or the other or both of them together; the keyword tool is very flexible and intuitive depending on how you choose to use it.  Go ahead and try this:

  • Use the Advanced options to refine your search, for example, by county, city, or neighborhood.
  • Check or Un-check  the keyword match type check boxes to refine your search.
  • Select the Columns button above the results table to customize the columns you see in the results.

Soovle Is Another Great Keyword Tool


Soovle.com search multiple sites and returns most searched results
on multiple platforms of your choosing.  You can select from up to 15 sites at one time to get the most poplar searched "Keywords" or related "Phrases" on those individual sites.  Here are the results as I started typing the keywords "Real Estate" when suddenly I realized that if I stopped typing, the Soovle tool kicked in and started solving...


I was personally pretty excited to see that on the Yahoo site, "Zillow Real Estate" was a pretty popular search by consumers and Internet surfers.  (I do hope you have a profile setup on our site for those visitors to view)
