If you email, text or call me to request a showing date and time for my listing, I would appreciate your understanding that the seller still occupies the property.
The sellers are cognizant of the term ‘showing condition’ (which I teach them through our listing agreement appointment) and they would like to get the property in tip top shape before the showing.
In some cases, there are dogs on the property and the seller has to load up the dogs and take them away. In doing so, the buyer’s agent can show the property to their client without worrying about the dogs (or cats, birds or whatever kind of pet they have).
ONE day notice for all showing appointments....
is prominently displayed on the MLS.
Example: Okay, now that we have that understanding (assuming we have that understanding), you email me and let me know you have a buyer. You go on to state (no hint of a request, mind you) that I can show the property at my convenience so please get back with a time and date.
EXCUSE ME? You want ME to show YOUR client the property?
I politely reply with, “You will have to accompany your client for a showing of the property. I currently have a confirmed time/date for a showing and there are a couple of other agents showing the property during that time. Please let me know if you would like to ‘piggy back’ on that showing appointment”. *The agent replies with a yes, she and her client will attend the confirmed showing.
Please do not ask me to show YOUR client MY listing.
I am representing the seller and work hard for my seller.
You need to work just as hard for your buyer.
*Note to home buyers: Please ask your agent to show you the property (you did tell your agent to call and ask the listing agent to show you, right?) And please just 'put in your best offer'. I'm assuming you put your agent up to asking what the other offers came in at......right? Silence... Right?
