Our fiduciary duty is to our Home Buyer or Seller; our client. We listen to their needs and give them sound advice on how to proceed with any given part of the real estate transaction. We sometimes go above and beyond when we listen to their problems and concerns, although once in awhile emotions will get in the middle of everything and everyone concerned.
We are then in the middle of the situation.
It's an emotional roller coaster for the client because buying or selling a home is one of the most stressful situations one will experience in a lifetime. There will be one part of the transaction like waiting for the seller to respond to an offer or the seller anticipating the appraisal report.
Reminds me of the song "I'm Looking Through You" by ‘The Beatles'. Our client was happy as a clam until one bump in the road arises. Then, all of sudden the client turns to Dr. Hyde whereas before they were Dr. Jekyll.

As real estate professionals we anticipate bumps in the road. ALWAYS. There are NO two transactions ever alike and we are prepared to handle the emotions that come with those bumps. We use these situations as learning lessons and don't take their stressful emotions personally. My reasoning is that the ONLY person I will ever have control over in this lifetime is myself.
