After reading Larry Bettag's post I Would Never Be a Realtor! I cracked up. I Would Never Be a Loan Officer! So there!
Numbers....YUK! You guys can do numbers all day and think it's fun. You spend hours upon hours getting the numbers straight and blab off the whole scenario. You'll try and get the right program for my clients and they still aren't happy.
You readjust your strategy when a buyer ‘forgets' to let you know that they spent some of that money they were going to use for their 20% down payment. They really needed that new BMW that just came out.
But hey, they have a retirement fund they can tap into...but it'll take awhile to get that in ....and they are squeezing by to make that deadline on their loan lock.
STRESSED? That's not the half of it. It's a VA loan and that back shed is not permitted so they have to tear it down (no time to get an after the fact permit) before they get the NOV from VA (oh...that's after the appraiser goes out a second time to make sure it was torn down) .
YOU are calm, cool and collect because you deal with this all the time. You tell me not to worry and I am pulling teeth right about now. We both work together as a team and get everything straight. We had tied up the buyer (literally) and whipped (literally) sense into them to get what they need to ...done.
We are ALL a special breed....
