Checking out the VA Site to make sure the condo/townhouse your VA Loan buyer is purchasing is approved is one thing. Trying to get an answer on just what those conditions are and why the AOAO has a pending special assessment and what the costs are going to be are another.
Call (or email) the VA office in your area to find out what the ‘conditions’ are and hopefully you will get an answer so you can get your client to see the property and put in a contract when there are multiple offers going in.
Call (AND email) the Property Manager of the specific AOAO. Keep calling and emailing and when you finally get a call back you miss it because you were on the phone. The only voicemail left is to call back and you do so….only to get a voicemail again.
In the meantime, hurry up and wait.
After doing extensive research and getting an RR105c (Property Information Form) for the complex from a previously sold unit you figure you’re lucky that someone was willing to share. So how is one to know what they’re getting into unless they are ordering the condo docs before getting into contract? YOU DON'T!
It’s a waste of everyone’s time….
And a Catch 22 for all involved.
Life ain't easy right about now.
