The Waipio Gentry Community is minutes from Mililani Town,  Schofield Barracks, Wheeler Army Air Field and centrally located on Oahu to Hickam AFB, Pearl Harbor Naval Base. Waipio Gentry is a small residential area and a bit of industrial area as well.  With an Autoplex, Costco, a couple of strip malls and many small businesses, it is a self sustaining community with a close knit residential community.

The Royal Palm @ Waipio is a townhouse complex in Waipio Gentry. With many parking stalls that are carport style it becomes one of the ‘perks’ that many decide to buy a unit here as well as the pool/recreation area, walking/jogging path and a day time residential manager and nighttime security riding around on their golf cart.

The Royal Palm @ Waipio have studios (efficiencies), one and two bedrooms. Maintenance fees for have gone up a little bit for 2012 although it covers water, sewer, parking, trash, master insurance, ground treatment for termites and other common element expenses.

Mililani Town is the only community in Hawaii to receive the distinction of All American City in 1986 and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks and Wheeler AAF and Hickam AFB and Pearl Harbor Navy Base are about 20 to 25 minutes down H-2 to H-1 Freeway and Kaneohe Marine Corp Air Station is on the Windward side of Oahu over the H-3 Freeway.

We’ve definitely had a turn in our Mililani Oahu Housing Market.  We have had our ups and downs but our market is in a buyer AND seller mode now and a negotiating market to say the least.

Let’s take a look at the months of January through March of 2012………..

2012 Quarterly Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home 2012 Quarterly Market Report:  We have 46 Active listings and 47 in contract for the first quarter of 2012. There were 44 Mililani Sold Homes in the first quarter of 2012 with Sales Prices ranging from $490,000 (3 bedroom home) to $1,500,000 (4 bedroom luxury home) on the golf course. Average Days on the Market was 63 days for the first quarter of 2012.

Mililani Condo/Townhouse 2012 Quarterly Market Report: We have 61 Active condos/townhouses on the market and a promising 48 properties in contract for the first quarter of 2012. There were 61 sold condos/townhouses in the first quarter of 2012 with Sales Prices ranging from $114,200 (1 bedroom condo) to $465,000 (3 bdrm townhouse) compared to 65 condos/townhouses sold in 2011.  Average Days on the Market were 71 days for the first quarter of 2012.

Mililani has had a consistent housing market during the first quarter of 2012. The start of 2012 shows a promising active market with many properties currently in contract and getting ready to close. The only difference this quarter compared to the same time period last year is that buyers are out and putting in multiple offers on properties! 

For those Hawaii Home Buyers who are sitting on the fence: These all time low Mililani Homes for Sale are at all time low prices with VERY low interest rates to boot.  The math is clear, so if your current situation is in a buy mode I would say jump off that fence!

Our Mililani HOME Inventory is a LOWER now than a year ago and prices are slowly regaining ground.  Also, wait any longer and a higher interest rate could make a HUGE difference on your monthly mortgage payment!

Mililani Real Estate | Mililani Condos, Townhouse, Homes | Mililani Market Report for 2011

Mililani Townis the only community in Hawaii in 1986 to receive the distinction of "All American City" and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. Kaneohe Marine Corp Air Station is up and over the H-3 Freeway.

We’ve definitely had a turn of events throughout 2011 in regards to our Mililani Housing Market. We’ve had ups and downs and turn around but needless to say the market may be turning back to a seller’s market soon.

Inventory is lower than a year ago and prices are slowly regaining ground. Interest rates have gone up a bit and I can safely presume that they aren’t going to be at this level in months to come. 

Let’s take a look at the past year………..

Year to Date Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home Market Report 2011:  We have 54 Active listings and 23 in contract for the first few days in January of 2012. Mililani has had about the same number of solds from 222 in 2010 with 215 single family homes sold in 2011.   Sales Prices Ranged from $385,000 (2 bedroom “attached” home) to $1,010,000 (5 bedroom home) in Mililani Mauka. Average Days on the Market was 61 days for 2011 compared to 54 in 2010. 

Mililani Condo Statistics for 2011: We have 54 Active condos/townhouses on the market and a promising 44 properties in contract for the first few days of 2012. We sold 250 condos in 2011 compared to 252 condos/townhouses in 2010!  Sales Prices ranged from $79,500 (1 bedroom condo) to $455,000 (3 bdrm townhouse). Average Days on the Market were 67 days!

Mililani has had a consistent market during the last two years. The start of 2012 shows a promising active market with so many in contract and getting ready to close. The only difference is that the condo/townhouse listing inventory has shown a big decline at the start of this year with only 54 on the market compared to last year of 104!

For those Hawaii Home Buyers who are sitting on the fence … do the math on low prices now compounded with VERY low interest rates compared to those same prices with a higher interest rate in previous years. The math is clear, so if your current situation is in a buy mode…I’d say jump off that fence!

MILILANI HOME SALES | Hawaii Homes Market Report

August 2011

The housing market for Hawaii and it's local areas and neighborhoods are what determines good market statistics.  Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties.

Mililani Single Family Homes Market Report August 2011:

  • 77 Active Listings for (48 for Mililani Town and 29 Mililani Mauka),
  • 18 in contract (8 for Mililani Town and 10 for Mililani Mauka)
  • 20 sold properties (10 for Mililani Town and 10 for Mililani Mauka)

Average Sales Prices were a a LOT higher at $576,756 for Mililani Town and $730,000 for Mililani Mauka homes than the previous month of $508,000 and $664,950 and also HIGHER than a year ago at $529,333  and for Mililani Mauka homes at $626,444 (Mauka). Average days on market...DOM was 74 for Mililani Town and 32 DOM for Mililani Mauka!  

Mililani Condo Statistics for August 2011:

  • 64 Active condos/townhouses (43 for Mililani Town and 21 for Mililani Mauka),
  • 48 Pending (35 for Mililani Town and 13 for Mililani Mauka),
  • 27 sold (21 for Mililani Town and 6 for Mililani Mauka) .

Average sales price of $277,274 (Mililani Town) and $310,000 (Mauka) went UP from the past month of $238,920 (Mililani Town) and down $348,200 (Mililani Mauka) although UP from a year ago at $230,690 (Mililani Town) and $308,800 (Mauka) . Average days on market...DOM was 47 for Mililani Town and 37 DOM for Mililani Mauka! 

Mililani is centrally located on the island of Oahu and tends to compete with other neighbors with a positive fighting market. With the number of sales and sales prices fluctuating month to month in 2011 we are showing signs of recovery with prices rising.

Mililani Single Family Homes Market Report July 2011: We have 78 Active Listings for July of 2011 (42 for Mililani Town and 36 Mililani Mauka), with 34 in contract (19 for Mililani Town and 13 for Mililani Mauka) and 17 sold properties (5 for Mililani Town and 12 for Mililani Mauka) Mililani Single Family Home activity remains comparable with previous months for 2011. Average Sales Prices were a bit higher at $618,788 at than the previous month of $595,575 and a bit higher than $597,333 a year ago!  Average days on market...DOM was 60 days! 

 

 

Mililani Condo Statistics for July 2011: We have 82 Active condos/townhouses on the market for July 2011 (61 for Mililani Town and 21 for Mililani Mauka), 54 Pending (41 for Mililani Town and 13 for Mililani Mauka), and 20 sold (10 for Mililani Town and 10 for Mililani Mauka) . Average sales price of $ 289,445 went up from the past month of $238,920 and UP from a year ago at $268,763. Average days on market for July 2011 -DOM was 65 days.

 

Needles to say, our Mililani Condo Townhouse and Home Sales remains stable and will continue to fluctuate month to month as we gain some ground. Buyers: Waiting for prices to drop and taking a chance on interest rates increasing will still net a monthly mortgage payment that could be significantly higher and lose that home you really love. It all depends on your circumstances.VA (for military and vets) and FHA loans are still great loans and there are still strong lending institutions available with your great credit and/or a % down payment. Sellers: Be realistic and listen to the advice of your Realtor® regarding pricing and their expert opinion when negotiating and you will get your property sold. Ewa Gentry Community Living | Ewa Gentry Hawaii Homes Market Report

The Ewa Beach, Oahu, Hawaii area has grown tremendously since developers starting building new homes starting from the early 1990's. 

Located on our Southwestern shore of Oahu, the Ewa Beach area has beaches (One'ula and Ewa Beach Park), surfing spots, parks, golf courses, recreation centers and shopping centersto accommodate the still growing community. 

If you are Military Relocating to HawaiiRelocating due to a job changeRetiring to paradise, or just a change in lifestyle you'll find that you will get more bang for your buck in the Ewa Gentry areas.

There are a few communities in Ewa Gentry where there are single family homes but within a condo ownership association. These communities include Ewa Gentry Las Brisas, Ewa GentryTiburon, Ewa Gentry Terrazza, Ewa Gentry Cortebella and homes. There are maintenance fees within these communities but as always maintenance fees take care of a lot more than one would think.

The maintenance fees take care of:

  • Termite treatment - After the current six year contract is up with the liquid treatment they're moving on to the Sentricon System.
  • Community Pool (and the on-site manager says it's the best in the area :)
  • Recreation Center
  • Parks and landscaping around the community

Mililani Single Family Homes Market Report June 2011: We have 80 Active Listings for June of 2011 (39 for Mililani Town and 41 Mililani Mauka), with 34 in contract (18 for Mililani Town and 16 for Mililani Mauka) and 20 sold properties (10 for Mililani Town and 10 for Mililani Mauka) Mililani Single Family Home activity remains comparable with previous months for 2011 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a bit lower at $595,575 than the previous month of $628,850 and a bit lower at $609,750 a year ago. Average days on market...DOM was 58 days!

Mililani Single Family Homes Market Report May 2011:  We have 69 Active Listings for May of 2011 (33 for Mililani Town and 36 Mililani Mauka), with 36  in contract (19  for Mililani Town and 17 for Mililani Mauka) and 18 sold properties (9 for Mililani Town and 9 for Mililani Mauka)  Mililani Single Family Home activity remains comparable with previous months for 2011 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a higher at $628,850 than the previous month of  $614,000 and a bit lower at $633,500 a year ago. Average days on market...DOM was 43 days!

Mililani Condo Statistics for May 2011: We have 83 Active condos/townhouses on the market for May 2011 (56 for Mililani Town and 27 for Mililani Mauka), 52 Pending (39 for Mililani Town and 13 for Mililani Mauka),   and 25 sold (13 for Mililani Town and 12 for Mililani Mauka) . Average sales price of $ 271,492 a significant increase from the past month of $243,968  and down from a year ago at $290,791. Average days on market for May 2011 -DOM was 52 days.

Needles to say, our Mililani Condo Townhouse and Home Sales have gained some ground since last month and moving back up since a year ago. 

Buyers:  Waiting for prices to drop and taking a chance on interest rates increasing will still net a monthly mortgage payment that could be significantly higher and lose that home you really love.  It all depends on your circumstances.

Hawaii Real Estate Market on the Rebound? | Honolulu Market Report for April 2011

Honolulu County IS full of rich history and most interesting is the the King Kamehameha Statue and Iolani Palace. Iolani Palace is a  National Historic Landmark and listed on the National Register of Historical Places.  The original palace was built in 1845 during the reign of Kamehameha III.

Iolani Palace is the only royal palace used as an official residence by a reigning monarch in the United States. Make sure and visit the Iolani Palace and see the magnificent feather cloak of Kiwala'o, the Crown Jewels, the Chamberlain's Office and other treasures of the Monarchy period.

The King Kamehameha Statue was cast in Paris by an American artist T.R. Gould and located in front of Ali' Iolani Hale (currently the home of the Hawaii State Supreme Court. King Kamehameha unified the Hawaiian Islands. Even under strong Western influence his government kept peace and the traditional Hawaiian values in place.  The statue was dedicated in 1893 as part of King Kalakaua's coronation ceremony.

April 2011 for Honolulu Home Sales

 Inventory is a LOT lower than a year ago with  Prices are slowly regaining ground and went up from $565,000 to $585,000 in April 2011. Number of sales went down from a year ago as there were 229 single family homes sold compared to April of 2010 at 285.

Take Note:

Our market is improving since the beginning of the year and continues to improve.

INVENTORY is LOW which allows our home sale prices to remain stable.

Interest rates have gone down this past week too!

If you believe that you are ready to buy and your circumstances are favorable now is the time to purchase that dream home. Prices are lower but slowly regaining ground.  And when interest rates start going up the difference in the math shows that your monthly payments will be significantly higher.

You should really consider the reasons why you are buying. Do you want to have a stable home to bring up your family? Are your finances in order and will allow you to take advantage of lower prices and great interest rates?

If the answers are yes....then you know it's the right time.

Mililani Town | Mililani Fairway Village on the Golf Course

Memories of my younger years as a resident of Mililani started during the summer between 8th and 9th grade. We just moved into our newly constructed home built by Castle & Cooke in 1971 and were one of the lucky ones who were fortunate to get a rim lot at the end of a cul-de-sac with only valley below. 

I remember smelling the burning of the pineapple fields at harvest time and I would watch them harvest and replant from my bedroom windows.   The rich red soil that seemed to cover everything including our feet and it would stain anything white to red.  My mom would set a bucket of soap water outside of the back door along with a towel and we would have to wash our feet before stepping into the house.

More increments of condos, townhouses and single family homes would sprout up year after year. In 1973 Mililani Fairway Village by the Mililani Golf Course came alive with the building of townhomes with some built with balconies gracing bedrooms that overlook the golf course fairways.

Mililani Fairway Village Townhouses development was incorporated into a PUD (Planned Unit Development)  and  PUD's do not need FHA approval. YAY!  The complex is VA approved as well so bring in your offers for 95-019 Kahoea Street, #153!

As of May 2011, there is a 64% owner occupant level.

NO foreclosures were filed within the last year.

Mililani Real Estate | Mililani Homes For Sale | Mililani Market Report March 2011

Mililani is a Master Planned Community and has a population of approximately 30,000 people. The first homes went up for sale around June 1968 and the last of homes sold in 2008. 

In 1986 Mililani was named an "All American City" and IS the only community in Hawaii to receive this distinction. In 1990 a ground breaking ceremony commenced for the Mililani Mauka subdivision which is a newer and more modern side of the community on the east side of the H-2 freeway.

If you are planning on a Relocation to Hawaii you may want to consider the community of Mililani, Hawaii. Buyers:  Realize that though sales numbers are down it does not mean that all neighborhoods have a significant decrease in sales prices. Waiting for prices to drop and taking a chance on interest rates increasing will still net a monthly mortgage payment that could be significantly higher and lose that home you really love.  It all depends on your circumstances.

VA (for military and vets) and FHA loans are still great loans and there are still strong lending institutions available with your great credit and/or a % down payment. 

Sellers: Be realistic and listen to the advice of your Realtor® regarding pricing and their expert opinion when negotiating and you will get your property sold. It may take a little time but it will get sold!

Royal Palm @ Waipio Gentry | Market Report YTD 2011

Waipio Gentry is minutes from Schofield Barracks, Wheeler Army Air Field and centrally located on Oahu to Hickam AFB, Pearl Harbor Naval Base. Waipio Gentry is a small residential area and a bit of industrial area as well.  With an Autoplex, Costco, a couple of strip malls and many small businesses it is a self sustaining community with a close knit residential community.

The Patsy T. Mink Central Oahu Regional Park (located at 94-801 Kamehameha Highway Waipahu, HI 96797 - (808) 676-6982) was renamed last August 2007 for the late civil rights councilwoman Patsy Mink who passed away in 2002. This huge 269 acre park has walking paths, 20 court tennis center, 4 youth baseball diamonds, 4 regulation sized baseball diamonds, 4 diamond softball complex and the Veteran's Memorial Aquatic Center.

The Royal Palm @ Waipio is a townhouse complex in Waipio Gentry. There are studios, one and two bedrooms. Maintenance fees for the Royal Palm @ Waipio have not gone up for 2011 and currently the studios have monthly fees about $221 per mo., one bedrooms about $258 and two bedrooms are about $385.

Honolulu Real Estate | Honolulu Condos Sold | Honolulu Market Report for 2010

Honolulu County IS full of rich history and most interesting is the Iolani Palace which is a  National Historic Landmark and listed on the National Register of Historical Places.  The original palace was built in 1845 during the reign of Kamehameha III.

Iolani Palace is the only royal palace used as an official residence by a reigning monarch in the United States. Make sure and visit the Iolani Palace and see the magnificent feather cloak of Kiwala'o, the Crown Jewels, the Chamberlain's Office and other treasures of the Monarchy period.

Let's take a look at the past year in history of the Honolulu Housing Market for Condos.

Year of 2010 for Honolulu Condos

Honolulu Condo Market Report 2010:  Year of 2010 Honolulu has had 1,612 FS condos sold in the Honolulu area (Makiki, Punchbowl, Kaakako, Nu'uanu, Waikiki, McCully, Moiliili, Kapahulu, Ala Moana, Kapiolani Punahou, University areas). The number of sales for the Honolulu area in 2009 had 1,447 sold condos.  Looks like Honolulu Condos took a lead in sales numbers in 2010!

Sales Prices for 2010 ranged from $80,000 for a studio condotel unit in Ala Moana Hotel Condo) up to $3,500,000 Luxury 2 bedroom condo at Hokua At 1288 Ala Moana (1,981 sq/ ft interior).  These sales prices compare to Sales Prices in 2009 ranging from $425,000 (3 bedroom in Aliamanu) to $3,675,000 Luxury 2 bedroom condo at Hokua At 1288 Ala Moana (1,981 sq/ft).. Average Days on the Market in 2010 was approximately 68 days (mid range) up to 90 days (luxury) compared to 2009's DOM of approximately 72 days (mid range) to 118 (luxury)!  Not bad for 2010!

 With inventory lower than the past two years previous and interest rates on the rise......and If you believe that you are ready to buy and your circumstances are favorable now is the time to purchase that dream home. Honolulu Real Estate | Honolulu Home Sales | Honolulu Market Report for 2010

Honolulu County IS the island of Oahu and known as the "Gathering Place" and in the Hawaiian language means "sheltered bay" or "place of shelter". Honolulu is the capital and is more populated than other island and the financial center of the islands.

Honolulu is rich in cultural history and more famously known as the permanent capital of the Hawaiian Kingdom after King Kamehameha moved his royal court after he conquered Oahu in the Battle of Nu'uanu at Nu'uanu Pali from the Island of Hawaii to Waikiki in 1804.

Let's take a look at the past year in the Honolulu Housing Market...........

Year of 2010 for Honolulu Single Family Homes

Honolulu Single Family Home Market Report 2010:  Year of 2010 Honolulu had 134 single family homes sold.  We did half the volume this year as in the year 2009 with 258  single family homes sold for that year  A significant drop in sales numbers.

Sales Prices for 2010 ranged from $450,000 (3 bdrm in Kapahulu) to $2,700,000 in Nuuanu (for a 5 bdrm w/8,289 sq/ft interior) compared to Sales Prices in 2009 ranging from $450,000 (3 bedroom in Nuuanu- a rebuilt) to $2,990,000 (5 dbrm and 5,524 sq/ft in Tantalus). Average Days on the Market in 2010 was 68 days compared to 2009's of 78!  Not bad!

Inventory is lower than a year ago with 153 homes on the market from Aliamanu to Manoa area. Prices are slowly regaining ground and there are 64 homes currently in escrow. Interest rates have gone up a bit and I can safely presume that they aren't going to be at this level in months to come.

Mililani Market Report | Mililani Home Sales January to February 2011

In 1971 my family moved to Mililani and it was in the beginning stages of a 40 year Master Planned Community development of single family homes, condos and townhouses with the first homes built in 1968. 

Miililani is centrally located to all military bases on the island and 5-10 minutes from Schofield Barracks and Wheeler Army Airfield, 20-25 minutes to Hickam AFB, Pearl Harbor Navy Base and over the H-3 to Kaneohe Marine Corp Air Station in a matter of 35-40 minutes.  We have three shopping centers and seven recreation centers (five have pools) with many community activities for all ages.

Over the past few months we have had a fluctuation of sales numbers and sales prices. All in all Mililani and Mililani Mauka still have a few short sales and foreclosures to go through but our future is looking brighter with the market moving!

Mililani Real Estate | Mililani Condos, Townhouse, Homes | Mililani Market Report for 2010

Mililani Town is the only community in Hawaii in 1986 to receive the distinction of "All American City" and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks (Army) and Wheeler AAF (Army), Hickam AFB and Pearl Harbor Navy Base is about 20-25 minutes down H-2 to H-1 Freeway. Kaneohe Marine Corp Air Station is up and over the H-3 Freeway.

We've definitely had a turn of events throughout 2010 in regards to our Mililani Housing Market. We've had ups and downs and turn arounds, but needless to say the market may be turning back to a seller's market soon.

Inventory is lower than a year ago and prices are slowly regaining ground. Interest rates have gone up a bit and I can safely presume that they aren't going to be at this level in months to come. 

Let's take a look at the past year...........

Year to Date Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home Market Report 2010:  We have 46 Active Listings  with 26 in contract for the first few days in January of 2011 but for the year of 2010 Mililani has had 222 single family homes sold.  We did better this year compared to 2009 with 210 sold single family homes!   Sales Prices Ranged from $299,900 (2 bedroom in older Waipio Valley) to $1,050,000 (4 bedrooms) in Mililani Mauka. Average Days on the Market was 54!  Not bad!

Mililani Condo Statistics for 2010: There are 104 Active condos/townhouses on the market, 29  in contract for the first few days of 2011. But check this out!  We sold 252 condos/townhouses in 2010!  For a  year that took its toll on our Mililani market we didn't do too shabby compared to 284 sold units in 2009.  Sales Prices ranged from $112,000 (1 bedroom condo) to $498,000 (3 bdrm luxury townhouse). Average Days on the Market were 53 days!

For those Hawaii Home Buyers who are sitting on the fence ... do the math on low prices now compounded with still low interest rates compared to those same prices with a higher interest rate. The math is clear, so if your current situation is in a buy mode...I'd say, "Jump off that fence!"

Updating Property Information Online IS Important

We all want to get ourselves and our listings ‘out there' on the internet for maximum exposure. I mean, it's only logical since 85-90% of all real estate related hits are from home buyers and home sellers.  Just think.

Submitting our listings to our local MLS is THE best place for our listings as it will syndicate to a large number of additional sites as well.  ActiveRain, Zillow, Trulia, Craigslist, Homes.com (and the list goes on) are other large sites where a large number of those Home Buyers and Home Sellers frequent.

But how often do we hear from our clients (and the general public) that they saw on these ‘other sites' that their home is worth more.....when we give them comps ?

Our Honolulu County MLS system comes with many rules and regulations (as with most other states/counties) and they have penalties and consequences if our data is not updated.  In turn, that updated data is used for sold properties when we give our clients comparable properties when they are wanting to list their property for sale.

We also use comps when our home buyers desire to put in an offer but want to know the last solds in that particular neighborhood or complex.  It is detrimental to have up to date information to give our clients the current market value for the subject property.

Granted, it's hard to run around trying to update all different sites ‘in case' the consumer is looking at all these ‘other' sites and not getting the information they need.  It's especially hard when those "other sites" take info from other sites but don't update it as well.   We can Google properties and come up with ten out of twenty that are not up to date listings, in contract, pending and solds.

Just how much of what we read on the internet is factual?

Ask your Realtor® for UP TO DATE information.....

You do want current market information, right?

The national news does not depict the housing market for Hawaii and it's local areas and neighborhoods.. Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties.

Mililani Town and Mililani Mauka Homes, Condos and Townhouses

Mililani Single Family Homes Market Report November 2010:  We have 40 Active Listings for October 2010 (21 for Mililani Town and 19 Mililani Mauka), with 29  in contract (19  for Mililani Town and 10 for Mililani Mauka) and 20 sold properties (7 for Mililani Town and 9 for Mililani Mauka)  Mililani Single Family Home activity remains comparable with previous months for 2010 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a lower at $594,843 than the previous month of  $641,150 and about the same price range of $597,333 a year ago. Average days on market...DOM was 63 days.  

Mililani Condo Statistics for October 2010: We have 97 Active condos/townhouses on the market from November 2010 (77 for Mililani Town and 20 for Mililani Mauka), 34 Pending (22 for Mililani Town and 12 for Mililani Mauka),   and 27 sold (19 for Mililani Town and 8 for Mililani Mauka) . Average sales price of $ 275,516 a slight increase from October 2010 of $271,382  and down slightly from a year ago at $288,321.. Average days on market for November 2010 -DOM was 59 days.

Needles to say, our Mililani Condo Townhouse and Home Sales are fluctuating ever so slightly in sales numbers and sales prices.

Still moving, still trying to find a happy medium- but still selling!

Mililani Real Estate | Market Report October 2010 | Mililani Condos Townhouses Homes

The national news does not depict the housing market for Hawaii and it's local areas and neighborhoods.. Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties.

Mililani Single Family Homes Market Report October 2010:  We have 46 Active Listings for October 2010 (24 for Mililani Town and 22 Mililani Mauka), with 35  in contract (10  for Mililani Town and 17 for Mililani Mauka) and 20 sold properties (9 for Mililani Town and 8 for Mililani Mauka)  Mililani Single Family Home activity remains comparable with previous months for 2010 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a bit higher at $641,150 than the previous month of  $598,970 and down slightly from $605,153 a year ago. Average days on market...DOM was 64 days.  

Mililani Condo Statistics for October 2010: We have 92 Active condos/townhouses on the market from October 2010 (68 for Mililani Town and 24 for Mililani Mauka), 38 Pending (26 for Mililani Town and 12 for Mililani Mauka),   and 21 sold (9 for Mililani Town and 16 for Mililani Mauka) . Average sales price of $271,382 a slight decrease from September 2010 of $288,342  and down slightly from a year ago at $284,344.. Average days on market for October 2010 -DOM was 44 days.

 The Home Buyer Tax Credit ended on April 30, 2010 but there are some "Qualified service members" (which means a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community) that may still qualify for the extension of this Home Buyer Tax Credit. Qualified service members who are ordered on a period of official extended duty are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.
