Mililani Real Estate | Mililani Condos, Townhouse, Homes | Mililani Market Report for 2011

Mililani Townis the only community in Hawaii in 1986 to receive the distinction of "All American City" and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks (Army) and Wheeler AAF (Army), Hickam AFB and Pearl Harbor Navy Base is about 20-25 minutes down H-2 to H-1 Freeway. Kaneohe Marine Corp Air Station is up and over the H-3 Freeway.

We’ve definitely had a turn of events throughout 2011 in regards to our Mililani Housing Market. We’ve had ups and downs and turn around but needless to say the market may be turning back to a seller’s market soon.

Inventory is lower than a year ago and prices are slowly regaining ground. Interest rates have gone up a bit and I can safely presume that they aren’t going to be at this level in months to come.

Let’s take a look at the past year………..

Year to Date Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home Market Report 2011:  We have 54 Active listings and 23 in contract for the first few days in January of 2012. Mililani has had about the same number of solds from 222 in 2010 with 215 single family homes sold in 2011.   Sales Prices Ranged from $385,000 (2 bedroom “attached” home) to $1,010,000 (5 bedroom home) in Mililani Mauka. Average Days on the Market was 61 days for 2011 compared to 54 in 2010.

Mililani Condo Statistics for 2011: We have 54 Active condos/townhouses on the market and a promising 44 properties in contract for the first few days of 2012. We sold 250 condos in 2011 compared to 252 condos/townhouses in 2010!  Sales Prices ranged from $79,500 (1 bedroom condo) to $455,000 (3 bdrm townhouse). Average Days on the Market were 67 days!

Mililani has had a consistent market during the last two years. The start of 2012 shows a promising active market with so many in contract and getting ready to close. The only difference is that the condo/townhouse listing inventory has shown a big decline at the start of this year with only 54 on the market compared to last year of 104!

For those Hawaii Home Buyers who are sitting on the fence … do the math on low prices now compounded with VERY low interest rates compared to those same prices with a higher interest rate in previous years. The math is clear, so if your current situation is in a buy mode…I’d say jump off that fence!

MILILANI HOME SALES | Hawaii Homes Market Report

MILILANI HOME SALES | Hawaii Homes Market Report

August 2011

The housing market for Hawaii and it's local areas and neighborhoods are what determines good market statistics.  Each neighborhood will determine the housing market for your local area. who passed away on July 25, 2011.

She rocked in Mililani!

What the Mililani Hawaii Home Seller Wants

A Hawaii Home Seller wants an experienced seasoned agent and well as a top notch agent who is unique with marketing ideas in Selling Hawaii Homes. Not all marketing techniques work in every neighborhood so being tailored for specific properties in different neighborhoods is a must!

So you have a Mililani Home you are wanting to put on the market. An experienced and knowledgeable Mililani Real Estate Agent is a must!  Other unique marketing techniques have been beneficial for my Mililani Home Seller’s and as long as the property is priced right and in a specific criteria for that special Mililani Hawaii Home Buyer.

So What Does that Mililani Home Seller NEED?

A Neighborhood Expert! Growing up in Mililani and for many years as well as a REALTOR-ASSOCIATE® with Century 21 Liberty Homes (located at 95-221 Kipapa Drive in Mililani Shopping Center) you can bet your bottom dollar that this agent knows her Mililani neighborhood!

Listing Appointment Book:  Everyone likes something visual and in writing so they can wrap their thoughts around what’s before them. The following items are just a few things I include in my listing booklet for our listing appointment.

  • Nice Cover Letter briefly explaining that I will listen to their needs and what specific services I will provide tailored specifically for those needs.
  • A detailed CMA Report with graphs, property info, pictures and more for comparable properties to the subject property.
  • Documentation for all subject property records such as city and county tax records, any pertinent information from the Bureau of Conveyances, documentation and printouts for all building permits on the subject property
  • My Crucial Strategy for Marketing Their Property  including the MANY online sites,  open houses, flyers, postcards, cd's of virtual tours, virtual tours and booklets with info for the home.
  • Explaining the Sentrilock Electronic Lockbox for secure and documented showings. ONLY licensed agents and members of the Honolulu Board of Realtors® will have access to view with their clients.
  • Other flyers and information explaining Conveyance Tax, Harpta/Firpta Taxes, Escrow Process, Tips and Tricks to Get the Property in Showing Condition, Timelines and more!
  •  Listing Agreement and Property Profile Information, Seller's Real Property Disclosure Statement so the seller can start filling it out so they’re ready when the property is in contract, a sample Purchase Contract
  •  Seller's Estimated Net Sheet and documentation for most of the anticipated closing costs and costs associated with the sale of their home.

Property Booklet to leave at the property so when there are agents showing their buyers the property or for Open Houses the information is readily available.

  • Nice cover and a contents page in a binder to start with and all pages inserted plastic sheeting to protect the documents.
  • Seller's Real Property Disclosure Statement is a plus as it gives the potential buyer a bit more information on the property. A birds eye view from the sellers knowledge of the property will give them additional insight.
  • The Association's House Rules so if the buyer has any questions about the pet limit, where to BBQ and so forth it's right at their fingertips!
  • Any Building Permits for walls, alterations, extensions, major electrical or plumbing work etc.
  • Warranties or manuals for the property for the refrigerator, automatic garage door, sprinkler system, ongoing termite treatment, alarm system and so forth.
  • Floor Plans, extra pictures, flyers and so forth are all added to the pocket of the booklet and I stand it up so they can flip right through it. (flyers in the front inside pocket, buyer/seller brochures in the back pockets along with floor plans to take with)

These are just a few examples what the Hawaii Home Seller wants and NEEDS when they put their home on the market for sale. And this is just the beginning. When the home is in contract then the whole process begins and this agent is right there beside you to walk you through the process as well.

The Hawaii Home Seller wants all of this…and more.

This is what this agent provides….and then some.

Average Sales Prices were a bit higher at $618,788 at than the previous month of $595,575 and a bit higher than $597,333 a year ago!  Average days on market...DOM was 60 days!

Mililani Condo Statistics for July 2011: We have 82 Active condos/townhouses on the market for July 2011 (61 for Mililani Town and 21 for Mililani Mauka), 54 Pending (41 for Mililani Town and 13 for Mililani Mauka), and 20 sold (10 for Mililani Town and 10 for Mililani Mauka) . Needles to say, our Mililani Condo Townhouse and Home Sales remains stable and will continue to fluctuate month to month as we gain some ground. Buyers: Waiting for prices to drop and taking a chance on interest rates increasing will still net a monthly mortgage payment that could be significantly higher and lose that home you really love. It all depends on your circumstances.VA (for military and vets) and FHA loans are still great loans and there are still strong lending institutions available with your great credit and/or a % down payment. Sellers: Be realistic and listen to the advice of your Realtor® regarding pricing and their expert opinion when negotiating and you will get your property sold. It may take a little time but it will get sold! Call Celeste “Sally” Cheeseman @ 808-375-1404  for a Complimentary Property Evaluation!

Still moving, a bit brighter outlook this month and still selling in Mililani!

I Just Bet…. A Realtor® Can Answer Many of Your Questions

It's just my opinion (okay, maybe a bunch of others too) but isn't it natural that we believe that the ‘expert' in the field knows better than one not? I mean, we all say that we would not let a handyman perform open heart surgery on us, right?

What's an expert anyway?

  • An expert is one who has worked in a particular field for a length of time and gained knowledge and experience to be considered a reliable source.
  • An expert is considered to be  an avid thinker and recognized for their wisdom and sound judgment in their particular area of expertise.
  • An expert is a problem solver and goes above and beyond to get the right answer through a detailed process and KNOWS its solution. (An expert specialist?)
  • An expert is also a team player and if that's what it takes to get the job done they have the ability to work together as a team.

So, why do you keep asking your brother, sister, aunt, mom and next door neighbor for advice....

When you have many a Realtor® with experience and knowledge and who specializes in home sales....

Just waiting for your call??

It's not rocket science.

Mililani Real Estate Market Report | Mililani Home Sales May 2011

Mililani Real Estate Market Report | Mililani Home Sales May 2011

The national news does not depict the housing market for Hawaii and it's local areas and neighborhoods.. Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties.

To better determine particulars for your market (with criteria including your sq/ft interior, land, condition and year built), contact me for a Complimentary Property Evaluation.

Mililani Single Family Homes Market Report May 2011:  We have 69 Active Listings for May of 2011 (33 for Mililani Town and 36 Mililani Mauka), with 36  in contract (19  for Mililani Town and 17 for Mililani Mauka) and 18 sold properties (9 for Mililani Town and 9 for Mililani Mauka)  Mililani Single Family Home activity remains comparable with previous months for 2011 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a higher at $628,850 than the previous month of  $614,000 and a bit lower at $633,500 a year ago. Average days on market...DOM was 43 days!

Mililani Condo Statistics for May 2011: We have 83 Active condos/townhouses on the market for May 2011 (56 for Mililani Town and 27 for Mililani Mauka), 52 Pending (39 for Mililani Town and 13 for Mililani Mauka),   and 25 sold (13 for Mililani Town and 12 for Mililani Mauka) . Average sales price of $ 271,492 a significant increase from the past month of $243,968  and down from a year ago at $290,791. Average days on market for May 2011 -DOM was 52 days.

Needles to say, our Mililani Condo Townhouse and Home Sales have gained some ground since last month and moving back up since a year ago.

Buyers:  Waiting for prices to drop and taking a chance on interest rates increasing will still net a monthly mortgage payment that could be significantly higher and lose that home you really love.  It all depends on your circumstances.

VA (for military and vets) and FHA loans are still great loans and there are still strong lending institutions available with your great credit and/or a % down payment.

Sellers: Be realistic and listen to the advice of your Realtor® regarding pricing and their expert opinion when negotiating and you will get your property sold. It may take a little time but it will get sold!  Call me for a Comlimentary Property Evaluation!

Transparency: A First Impression of Who I Am

We market ourselves online through blogging, websites, real estate sites for listings and more. We give our expertise and knowledge to all who will "listen" and in turn our peers and the consumer contacts us; hungry for more.

But what is all this worth, if not for transparency in our writing? We learn to write as if the reader is walking beside us and as if we're talking WITH them and not  AT them. We give a piece of ourselves so when they pick up the phone and hear our voice it's as if they ‘knew' a part of us already.

That transparency in writing is like a ‘first impression' of who we are.

Just a bit about who I am:

  • As a mom, I'm proud of my children, what they've accomplished and their ability to plan ahead for the future.  They will always be...my babies.
  • As a soon to be Grandmother, I am ecstatic with joy for that soon to be grandson to be held in my arms.  I will love him and be there for him whenever he needs "Gramma".
  • As a daughter, my mother is proud of me and looks to me for clarification on things that have changed. She loves me and supports me and no doubt will do so until her last breath.
  • As a wife, I have my own sense of self and whatever I lack he picks up the slack. We have our own good qualities and compliment the relationship with our own attributes.
  •  As a Realtor Associate® with Century 21 Liberty Homes,  I have good every day morals, beliefs and values that I take into my everyday life in business.  That means just being a good human being.
  • As a local islander, I know my area of expertise and I write about my neighborhood, market, history and more.  A seasoned agent knows their area.

Transparency through our writing IS giving the reader a piece of who we are. If not for that, then what is all this writing worth?  We take it to the next level when we receive that first phone call and we know that it was that prolific writing with transparency that got us to that point.  We carry on.....

The ‘first impression" of who I am....

Is the person behind my written word...

Watch.....You'll see.

Past Lives Before Real Estate

Growing up as a family member of a U.S. Navy father and a U.S. Air Force ex-husband was educational to say the least. Traveling to far away countries like Turkey, Germany, Japan and the Philippines allowed me to expand my mind and take in the different ethnicities and learn about all the different cultures.

Fond memories prevail through all my travels and allowed me to have an open mind.

My mother was born and raised on Kauai, the Garden Island, and one of the Hawaiian Islands that make up the State of Hawaii. It was her wish for my dad to retire here and his wish to come back to the place he met my mother, so we came to Oahu (Honolulu County) in 1967 and settled into a comfortable life in Hawaii.

Let me fast forward to adult years to continue my story. We all try and find our way in the world of employment and I started out as a waitress (food /cocktail server) and worked in many places around Honolulu.  It was a pleasure to comingle with people from around the world who came to Hawaii to visit.

At one point I waited on Steve Martin and Bernadette Peters!

But alas, I needed to find my way and  later on worked in a Family Law Attorney's office for many years.  I made a career change and later worked for a non profit organization for a few years trying to save people who didn't want to be saved.

I found out I just couldn't help people who didn't want to be helped.

How could I best serve people who wanted my help?  At that time I went to Real Estate School and I am at the point I am today.  Most of us were in different areas and positions of employment and at some time decided being in the Real Estate industry was the right career choice for us.

If I could do it all over again I would not have wanted to do anything different....

Because I am in the time and space I am supposed to be at this moment.

I am helping those that need my help and appreciated for what I do.

An Open Letter to Disrespectful Guests at Open Houses

Dear Guests,

I invited you into my seller's home via ad in the paper, internet marketing and word of mouth for an Open House. You came into the home on a rainy day with your muddy slippers on and ignored the sign to "Please remove your shoes".   I had to hold my hand up to stop you from coming on the brand new carpet!

I'll remember to order those throw away shoe covers ...

....because your feet were muddy even after you took your slippers off!

You then proceeded into the house blubbering incoherently and walking sideways.  I could smell the alcohol on your breath when you shouted, "Happy Mother's Day"!   You then started looking around at the seller's stuff and commenting on the "Roomba Cordless Robot Vacuum Cleaner".

You didn't pay attention and adhere to my request for signing in on the guest register sheet.  I had to ask you a second time before you blubbered something and wrote illegibly. Why did I even ask?

Your child then ran up the stairs and started to fly open closets. I had to run after the child and ask politely to come back downstairs until the parents were ready to come up. When we came back downstairs you were looking in the refrigerator and asked me if you could have a beer.

I exclaimed NO!

I then politely asked you if you were here to view the home and if not ...PLEASE LEAVE!

You are the guest in the home to VIEW the home  for sale and not disrespect the agent and the seller and prance around like you are the owner of the home.  Please take off your shoes, sign in on the guest sheet and control your children.

Is it too much to ask to respect others homes when you are a guest in their home?

If it is, you are not on the guest list.

Hawaii VA Loans | Hawaii Military Relocation | Hawaii Home Buyer

It IS a good time to buy IF your situation calls for it. You have all your finances in order and you are contemplating the reasons you started thinking about owning your own home.

Over the past few months our Hawaii Homes Market decline in sales due to the very strict guidelines for loans. The good part is that if you are seriously considering Buying your Hawaii Home or Condo and you have good credit, realistic goals and a reasonable down payment you just may be on your way to Home Ownership.

A Hawaii VA Home Loan is the most likely the best candidate for Active Duty or Veterans of the U.S. Armed Forces.   With 100% financing the Hawaii Military Relocation client definitely does not have a whole lot of money to put down. Just remember to ask your local lender what you need to obtain a PRE APPROVAL.

If your situation says that the time is right to own your own home then you most likely have your finances in order anyway. You will know if it's the right time and your most important priority is that you are looking for a place to  raise your children and have control over the home you live in.

Is now the time for you to own your own home?

Prices are lower, interest rates are still at a reasonable rate......

A home you can call your own.

Mililani Town | Mililani Fairway Village on the Golf Course

Memories of my younger years as a resident of Mililani started during the summer between 8th and 9th grade. We just moved into our newly constructed home built by Castle & Cooke in 1971 and were one of the lucky ones who were fortunate to get a rim lot at the end of a cul-de-sac with only valley below.

I remember smelling the burning of the pineapple fields at harvest time and I would watch them harvest and replant from my bedroom windows.   The rich red soil that seemed to cover everything including our feet and it would stain anything white to red.  My mom would set a bucket of soap water outside of the back door along with a towel and we would have to wash our feet before stepping into the house.

More increments of condos, townhouses and single family homes would sprout up year after year. In 1973 Mililani Fairway Village by the Mililani Golf Course came alive with the building of townhomes with some built with balconies gracing bedrooms that overlook the golf course fairways.

Mililani Fairway Village Townhouses development was incorporated into a PUD (Planned Unit Development)  and  PUD's do not need FHA approval. YAY!  The complex is VA approved as well so bring in your offers for 95-019 Kahoea Street, #153!

As of May 2011, there is a 64% owner occupant level.

NO foreclosures were filed within the last year.

Come join us in Mililani Fairway Village on the Golf Course!
