Hawaii Homes Market Report | Mililani Home Sales for June 2011

The national news does not depict the housing market for Hawaii and it's local areas and neighborhoods.. Each neighborhood will determine the housing market for your local area. For Mililani Real Estate, we can pretty much gather that that the sales prices will vary from other neighborhoods.... and so will the median and average prices and the number of sold properties.

Mililani Single Family Homes Market Report June 2011: We have 80 Active Listings for June of 2011 (39 for Mililani Town and 41 Mililani Mauka), with 34 in contract (18 for Mililani Town and 16 for Mililani Mauka) and 20 sold properties (10 for Mililani Town and 10 for Mililani Mauka) Mililani Single Family Home activity remains comparable with previous months for 2011 with multiple contracts submitted and accepted due to the lower inventory. Average Sales Prices were a bit lower at $595,575 than the previous month of $628,850 and a bit lower at $609,750 a year ago. Average days on market...DOM was 58 days! 

Mililani Condo Statistics for June 2011: We have 82 Active condos/townhouses on the market for June 2011 (61 for Mililani Town and 21 for Mililani Mauka), 54 Pending (41 for Mililani Town and 13 for Mililani Mauka), and 25 sold (19 for Mililani Town and 6 for Mililani Mauka) . Average sales price of $ 238,920 went down from the past month of $271,492 and down from a year ago at $286,323. Average days on market for May 2011 -DOM was 41 days.

Needles to say, our Mililani Condo Townhouse and Home Sales remain stable and will continue to fluctuate month to month as we gain some ground compared to a year to two ago. Buyers: Waiting for prices to drop and taking a chance on interest rates increasing will still net a monthly mortgage payment that could be significantly higher and lose that home you really love. It all depends on your circumstances.VA (for military and vets) and FHA loans are still great loans and there are still strong lending institutions available with your great credit and/or a % down payment. Sellers: Be realistic and listen to the advice of your Realtor® regarding pricing and their expert opinion when negotiating and you will get your property sold. It may take a little time but it will get sold! Call me for a Comlimentary Property Evaluation!

An Open Letter to Disrespectful Guests at Open Houses

Dear Guests,

I invited you into my seller's home via ad in the paper, internet marketing and word of mouth for an Open House. You came into the home on a rainy day with your muddy slippers on and ignored the sign to "Please remove your shoes".   I had to hold my hand up to stop you from coming on the brand new carpet!

I'll remember to order those throw away shoe covers ...

....because your feet were muddy even after you took your slippers off!

You then proceeded into the house blubbering incoherently and walking sideways.  I could smell the alcohol on your breath when you shouted, "Happy Mother's Day"!   You then started looking around at the seller's stuff and commenting on the "Roomba Cordless Robot Vacuum Cleaner". 

You didn't pay attention and adhere to my request for signing in on the guest register sheet.  I had to ask you a second time before you blubbered something and wrote illegibly. Why did I even ask?  

Your child then ran up the stairs and started to fly open closets. I had to run after the child and ask politely to come back downstairs until the parents were ready to come up. When we came back downstairs you were looking in the refrigerator and asked me if you could have a beer.

I exclaimed NO! 

I then politely asked you if you were here to view the home and if not ...PLEASE LEAVE!

You are the guest in the home to VIEW the home  for sale and not disrespect the agent and the seller and prance around like you are the owner of the home.  Please take off your shoes, sign in on the guest sheet and control your children.

Is it too much to ask to respect others homes when you are a guest in their home?

If it is, you are not on the guest list.

It IS a good time to buy IF your situation calls for it. You have all your finances in order and you are contemplating the reasons you started thinking about owning your own home. 

Over the past few months our Hawaii Homes Market decline in sales due to the very strict guidelines for loans. Top Ten Concerns for the Hawaii Home Seller

There are tips, tricks and top selling niches that the Hawaii Home Seller needs to be aware of to get the best representation and get their home SOLD!  It's not just about selling your home for market value or expecting that everyone else has the same sentiments that  you do with your home. It's about keeping an open mind for all sorts of concerns that need to be considered in the process of Selling Your Hawaii Home

  1. Square footage does matter! You may have an excellent condition home but 700 sq/ft interior and 2,500 on the land is small and should be priced accordingly. Listen to your Realtor® when they are presenting comps.
  2. The Year your home was built does matter!  The year of your home in Hawaii will make a difference. Some older homes are single wall construction, have aluminum wiring and plumbing and may need updating. Single wall construction may be harder to get homeowners insurance.
  3. Selling Your Hawaii Home in "As Is" Condition Doesn't matter if:  You have a home that has structural, electrical, plumbing or hazardous issues; not to mention termites.  You'd be better off getting an independent home inspection and making the necessary repairs.
  4. Market Value of Your Home Does Matter!  I keep hearing many who insist that appraisers do not use short sales  and foreclosures for comps in their appraisals. Gee, wonder how prices went down in certain neighborhoods compared to others? Then why do appraisers give a summary of "this neighborhood is in a declining market" in their report?
  5. Neighborhood to Neighborhood Does Matter!  There are some Oahu neighborhoods that were not in a severely declining markets and the ones that were are still going through a lot of short sales and foreclosures.  Your Realtor® should know your neighborhood and give you sound advice for what your neighborhood market is doing.
  6. Loan programs available do matter!  FHA and VA loans (and even some lenders for conventional loans) will not approve a loan if your home has unpermitted bedrooms, baths or additions. They will not approve a loan for a home that is in disrepair as well.  Just because your home is in a high priced neighborhood does not automatically mean that you can sell it and a loan will be approved.
  7.  Lower inventory may not matter if:  You have your home so overpriced that it will not appraise. Even though our inventory is lower than a year ago, it does not mean the market is back at 2005 prices.  You need to be realistic and listen to your Realtor® who can show you what the market is doing right now in  your specific neighborhood.
  8. Marketing Your Home Does Matter!  Over 85% of the consumers go online to search for  a Hawaii Home. Your Realtor® should have an extensive marketing plan geared online and do Open Houses (which do work here) to expose your home to as many avenues as possible to sell your Hawaii Home.
  9. Allowing for Showings of Your Home DO Matter!  If you demand to be there for all showings or only allow showings during certain times you will definitely cut the amount of exposure for your home. Make sure your agent uses electronic lockboxes that register all agents who are showing their clients.
  10. It Does Matters Which Realtor® Represents You!  You may want to interview a few Realtors® to make sure that you will be represented well.  Experience, knowledge, personality, detailed, organized, prompt, keeps you informed, marketing techniques, laws/contracts are just a few of the traits to look for.  

You may be relocating, upgrading to a larger home or downgrading because all the children are grown and gone. Whatever your reasons are for Selling Your Hawaii Home these points above are concerns that need to be addressed and thought out....in being a happy and successful Hawaii Home Seller.

 Crucial Pricing and Creative Planning for an Up and Down Oahu Housing Market showed the plan I present to seller in listing their home for sale. In this case it proved to be the best thing to do. We listed it for $369,000 and on the first Open House and showing we had MANY guests and multiple offers.

December 2009 Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home Market Report December 2009:  We have 33 Active Listings from December 2009, with 22 in contract but still showing (Active Continue to Show status), 9 Pending (close to closing with loan approval) and 25 sold.  Mililani Single Family Home activity is picking up with the lower inventory of properties and multiple contracts submitted as well. Average Sales Prices were a bit lower than previous months at $639,952 with average days on market (actively on market before getting an accepted contract...and sold) about 103 days.

2009 Yearly Sales Data for Mililani Single Family Homes: There were 210 Mililani Single Family Homes sold during 2009 with sales prices ranging from $266,000 to $1,175,000 and Average Days on Market was 69 days.

 

Mililani Condo Statistics for December 2009: We still have 56 Active condos/townhouses on the market from December 2009, 32 Pending and 27 sold. Looks like our Mililani Condo/Townhouse market is still moving although slower than the single family homes sales in December 2009.  Sales Prices ranged from $165,800 to $501,000. Average days on market was 59 days.

Mililani Condos Homes | Mililani Real Estate Market | Mililani Town Community Information

In 1971 the Mililani Condos and Homes prices were definitely a far cry away from the prices today. My parents bought their home back then for $48,000 and Mililani was in the beginning stages of a 40 year Master Planned Community. Today the land alone on my mom's property is worth over $500,000 for a bit over 9,000 sq/ft. of land. 

Mililani Town is the only community in Hawaii in 1986 to receive the distinction of "All American City" and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks (Army) and Wheeler AAF (Army), Hickam AFB and Pearl Harbor Navy Base is about 20-25 minutes down H-2 to H-1 Freeway. Kaneohe Marine Corp Air Station is up and over the H-3 Freeway.

Year to Date Market Report for Mililani Condos, Townhouses, Homes

Mililani Single Family Home Market Report YTD 2009:  We have 49 Active Listings Year to Date for 2009 with 31 in contract and 119 sold.  Mililani Single Family Home activity is picking up with more in contract for June 2009 (you can check out the report here>> Mililani Real Estate | Mililani Condos Homes | Market Report for June 2009). Sales Prices Ranged from $500,000 (2 bedrooms) to $830,000 (4 bedrooms). 

Mililani Condo Statistics for YTD 2009: There are 93 Active condos/townhouses on the market, 45  in contract and 130 sold for the period January to June of 2009. Looks like our Mililani Condo/Townhouse market is picking up with more units condos and accepted contracts.  Sales Prices ranged from $160,000 (1 bedroom condo) to $495,00 (2 bdrm luxury townhouse).

The REALTOR® Emeritus Status

This past Friday, June 5th, 2009 we had our 2009 Summer GMM (General Membership Meeting) at the Hilton Hawaiian Village held by our Honolulu Board of Realtors. The theme was FRESH Tech Thinking and it was great to see many show up.

Classes, vendor fair, games, awards, luncheon, door prizes and recognitions. My BIC told me the big 'secret' before we attended the luncheon where they would annouce something grand.

Our Principal Broker/Owner, Douglas Fortner could not attend and we found out by the recognition speech that he recieved the REALTOR® Emeritus Status and they will announce it at the San Diego NAR Conference this November.

REALTOR® Emeritus Status:  Any person who has held membership in the National Association as a REALTOR®, REALTOR-ASSOCIATE®, or a combination of both, for a cumulative period of 40 years in one or more Associations of REALTORS® is eligible for REALTOR® Emeritus status.


Upon approval by the Board of Directors of the NATIONAL ASSOCIATION OF REALTORS®, no further payment of dues is necessary to the National Association by the Member Association of which the REALTOR® Emeritus is a member.  READ MORE  >>>> REALTOR® Emeritus Status
