For EVERY Action there IS a Reaction | The Ripple Effect in Motion in Hawaii's Housing Market

The ripple effect...cause and effectThere IS certainly a reaction for every action and regardless of how much we try to just....BE....there is always the human mind and behavior that will cause some sort of reaction.  

For instance, if I call you a @#%^&! you are not just going to just ....be. You'll either fly a remark back or your eyebrows will raise. If you're anything like me I pause, think a bit, my face contorts to the kind of situation it is and I just may have a rebuttal.....

It's all in the manner of how each and every one of us handles a situations is what really matters. 

The Ripple Effect From Our Hawaii Tourism IndustryThere is always a need for housing and the decision to buy or sell will ALWAYS remain a 'situational' or 'circumstancial' event that leads the consumer to make their decision.

The seller makes a choice to be stubborn in lowering their price on their home. It sits on the market for a couple of months and they start to get frustrated with all the showings and Open Houses. The agent tells them they need to lower the price and they insist that their house is worth more than the one that went into escrow....with 1,000 sq/ft more interior and in better shape....and 25k lower.

The buyer makes a choice to 'wait it out' and see if the prices will come down lower. Never mind that they can't afford a higher price range and they really love two homes they have viewed....multiple times each. After putting in countless offers before and waiting for so long to put in an offer.....they are told that the seller has multiple offers...and the interest rates went up.

The seller misses the bus and so does the buyer.

It's all in the manner of how each and every one of us handles a situations is what really matters.

The seller takes the home off the market and the buyer ends up renting.

The Realtors® Move On to the Next Client...accepting...... that it's the nature of the business.

Sally - So true and exactly what we're seeing in our market too.  I can't count the number of buyers who when they finally decided to put in an offer the home they wanted either has multiple offers on it or is already under contract.

Sally those who wait or play games usually lose out.  Amazingly enough for some of them they do not learn the lesson the first time around and repeat their mistake several times.

Sally - We have a mix here in Joisey. Some buyers are very savvy yet others we have to educate them to the entire process. But after all isn't that our job? Nice post and I love your pictures as always too... Have a great weekend!

Hi Sally!  Are you sure you're not practicing here too?!  We never had the 'bubble' that alot of the country had, yet our buyers and sellers are reacting as though we were--just like YOURS!  Makes me NUTS!  I'm waiting for the proverbial fence sitters to JUMP!  (Don't know if I can handle them jumping all at once but, it sure will be refreshing!!)

Sally..Missed the bus?? I am finding that more with the buyers than the sellers..My sellers (with one exception) have been realistic..it is the buyers who think they can steal everything..Now that we have things priced correctly..very frustrating!..I need time off..

Robert:  It sure is our job to educate....then again...there are a few who won't listen. We work for our clients and it is up to us to make sure we are working for them....and telling them the facts. Another story if they are open to hearing.

marti: You won't have to steal any from me....orders? lol. I had Oreo's and had to dunk em in vanilla soy milk. Sometimes.....just gotta  ....got milk :)  And yeah....I most times just ...go home...not worth my energy (little enough as it is lol)

Sellers can be at a loss before they even get listed. Buyers can have so unreal expectations from the start. Its our job to make sure they are real.

I don't know how you get anything done living in Hawaii....it's so gorgeous there I'm pretty sure I'd just be paralyzed with awe every day!

Thanks for your post. My favorite are sellers who won't listen about dropping their price and get mad at YOU when other houses start selling...of COURSE it's your fault....which is why they decide to fire you, get another agent, lower their price, and sell their house.  ACK!

Makes me want to eat a whole bag of Oreos just thinking about it.

Sally - so true. There are always consequences from our decisions, or lack of decisions, and not always the results that we expect nor want. Yep, we have choices, but there are always implications of some sort, good or bad.
