During the beginning of the year the Hawaii Short Sale listings were abundant! I had tried in vain to get buyers into a 'great deal' althought the time constraints did not work out. Contract after contract and denial after denial. People were fighting over short sales and only the patient ones survived.
By July a Hawaii Short Sale listing I have with another agent 'got into contract' and it was finally approved.
By August another listing 'was in contract' and recently the seller gave up.
One buyer put in a contract in late August and another in early September.....BOTH Short Sales are now bank approved and one is recording next week.
Prior to this year I had not had the opportunity to do a short sale (either buyer or seller) and through all of this I have found that short sales are LOTS of research, hard work and patience.....and in the end it pays off when it goes through.
Seems to me it's a BIG accomplishment to help someone from going through a foreclosure....
or to have a happy buyer who got a great deal.
It's like fishing.....it takes a lot of PATIENCE!

Good job, Sally. I am going to be taking a short sales course in two weeks and maybe I will learn what is at the bottom of this mystery.
Sally..It is a great sense of accomplishment ..especially when you are doing it to help someone and not to be the so called "specialist" of short sales...congratulations job well done..

Congratulations, Sally. I'm sure it is a trying and difficult time through a short sale but it must feel wonderful when it's finally done!
I have very little to do with Short Sales, but I understand what they are. Buyers and sellers must have a ton of patience to make it to the end. Glad to hear some of yours have worked out.
Sally CONGRATULATIONS on getting these done. I just took a loan on a Short Sale today, tried to prepare the Buyer for the frustration to follow, but no matter how much you prepare them, it never seems to be enough.

Karen: One bank so far...does NOT. All in all....it's turning out to be much patience :)
George: It's true...ALL year I was working on a bunch of short sale (buyers) but they just moved to renting.
JL: I tell you what....I didn't know a LOT...until I actually went through them.
Some of the banks are doing a disservice to the stock holders by how badly they are mishandling this short sales. One in particular should be sued by the communities they are negatively effecting property values.
Sally - Short sales are good learning experiences that the good agents are not shying away from. It's just one of many things that eventuallymake us the veterans of the business. It gives new meaning to the term.

Well sometimes i dont know what to think of short sales. They are getting better and then they are not!
