Selling a Home is MORE Than Just Marketing

I walked through the door of a townhouse and what lay behind that door did not surprise me one bit. I walked through the door of a condo and what lay behind that door did not surprise me a bit. One condo and one townhouse that were both rentals for years and both sellers want to put it on the market asap and get it sold.

There are tenants ... few and far between....that will treat a rental like their own. VERY FEW.

And these two units were no exception to this rule.

Our work was cut out for us and what lay ahead was nothing we haven't overcome before. It IS possible to get a unit in spic and span and upgraded condition within a few days to a week but depending on what needs to be done. 

One thing is for certain...your property will be on the market for a LONG time if you don't do a darn thing to it.






It took so little to make these units shine and glow.

They're both in contract.

Yes, it does pay off. A rental screams 'RENTAL' if not cleaned up and repaired before being put on the market.

Sally, I knew someone who lived in a Section 8 house...it could have been just lovely and she was there for YEARS.  She made a mess of it and lived in the mess and I couldn't understand why.  Because they don't own it doesn't mean they would want to live that way.  I was honestly shocked (and I could add she had two grown sons who could have helped her with anything a little difficult).  I'm glad you turned this place around.

It really doesn't take a miracle to make things look better and clean does it. But the improvements are dramatic.

HI Sally - Great illustration of what can be done at little expense and not that much work to make a property more attractive to buyers, and thus more apt to sell quickly.

Congratulations to you and your sellers, on getting these properties under contract! And what a difference in those before and after photos! You know; a long time ago when I was a tenant, I always kept my home in mint condition. It's not about "who" actually owns the place. If you live there, it's home for that time. And then there's the matter of being respectful of someone else's property. I can't imagine treating my home; or someone else's property that way!

Woo Hoo, A very good example of what we as professionals can do to help get these properties ready for sale and sold. What is sad is that  it takes us to come in with wha it takes to get a property sold and the owners think the way it was is OK. It's not. Most of the really serious time I spend is getting listings staged correctly for sale. I charge nothing for all the extra service but at least I get paid quicker because it works every time to sell that property. Great post and nice job!
