Because of the whacky market (a few short sales, a few regular sales and mostly 3 bdrms) I had a hard time with comps. Our inventory is half what it was a year ago....maybe the reason for good properties going quick!

Sally that would be rare around here for a property to not only sell over the asking price, but for that much over the asking price.
