Mililani Townhouse | SOLD for $383,000!

 Crucial Pricing and Creative Planning for an Up and Down Oahu Housing Market showed the plan I present to seller in listing their home for sale. In this case it proved to be the best thing to do. We listed it for $369,000 and on the first Open House and showing we had MANY guests and multiple offers.

We recorded on July 6th, 2010 and the townhouse sold for $383.000!

Because of the whacky market (a few short sales, a few regular sales and mostly 3 bdrms) I had a hard time with comps. Our inventory is half what it was a year ago....maybe the reason for good properties going quick!

Sally that would be rare around here for a property to not only sell over the asking price, but for that much over the asking price.

Sally - Congratulations, sounds like you had a brilliant listing strategy that paid off in a tough market.  I've seen the underpricing strategy work well on certain properties in our area as well.
