Marketing Strategy on a Tight Budget....Includes Blogging

A couple of weeks ago I did a portion of our Monday Sales Meeting for Century 21 Liberty Homes. The biggest thing I wanted to stress to our agents was that the Art of Blogging is the biggest part of marketing our business and our expertise in representing our buyers and sellers.

It turned out to be a great meeting although it's taken awhile (and will take awhile) for some to really grasp the idea that putting effort into internet marketing is one of the best marketing tools there is. I also stressed the fact that I am a few years ahead of them with my internet marketing and if they don't hop on the bus quick they'll miss the ride....and are missing it as I spoke.

~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
It is a proven fact that the first place that 75% of people looking to buy or sell homes go to research is on the internet. Then....they contact an agent. If you can get your listings, your website and your blogs going you can add your information for the consumer to see first...before they contact someone from the newspaper. Guaranteed.
Our company enters our listings into the MLS and Crestedg (Century 21) systems but these additional sites you will have to sign up for and enter your listings yourself. It is imperative that you market yourself and your listings on as many sites as possible as the market for listings take longer to sell and we obviously have to watch our budgets as well. Give information on your area, sites as well. The consumer wants to know everything about the community...not just the listing and your skills.
Remember that your headline for each listing (if the site allows) should be geared for your local market area where the property is located (i.e. Mililani Mauka Townhouse for Sale, Royal Kunia Home, Ocean Pointe Energy Efficient Homes and so forth). These titles are what Google Search will pick up and it just may get onto the first page when buyers enter the search term.  The title of each article you're writing for the buyer or seller should include something for your niche marketing and area.
The following links are free or low cost sites that you can sign up for and enter your listings into to give your listings, your information for buyers more exposure. The more marketing that you do for your seller's property will show your seller that their property is getting the maximum exposure on the market.
  • www.activerain.com of course is my first choice. A minimal fee per month for membership on a Real Estate Network with over 140,000+ members....but loads of google juice for your posts!  They also offer advertising, ouside blogs, Localism.com sponsorship, referral network and MORE!
  • http://www.trulia.com/  is a free site that is well known nationwide and that google search picks up quick.
  • http://www.zillow.com/  is another free site that is well known and that google search picks up quick.
  • www.c21online.com  (after you have a listing input into our Crestedg system, make sure you have given us at least 6 pictures for the property. If you do not give us 8 photos your listing WILL NOT show on our public Century 21 site. If you do then you can go into your c21oneline account. Enhance your listings with slide shows, up to 25 pictures and music too! And they syndicate to MANY other sites as well.
  • www.blogspot.com  is a free google based blog that you can write articles about real estate, area information and listings too. Not just for listings or buyers but your spiel for marketing YOU.
  • www.wordpress.com is also a free web based blog that you can write articles about real estate etc. and again to market you. Write as if the consumer is walking alongside you and you are talking to them...not AT them.
  • www.craigslist.com is a free site that you are able to not only list your listings but your real estate services.
  • www.realestateshows.com is $125.00 per year for doing your own virtual tours with the photos you have on hand. This is UNLIMITED shows and you can also use them for buyers (doing a show for them during the transaction) listings (to enhance your MLS or other listings) and even doing area shows for your clients moving to the islands. This IS a paid virtual tour site but you can make flyers and post them to other sites, download the cd for each show and take them to Open Houses and so forth. (EDIT: RES syndicates to Google, Oodle, Trulia, Zillow, Vast, Hotpads, Geebo and Viewr. We are able to put our links in MLS, Homes.com, Realtor.com and of course in C21 site ...able to make the flyer with the show in it and embed the code all over the place.)
  • www.youtube.com  You can do your own videos and upload to YouTube for free. After uploading you can insert the html code into your website/blog etc.
  • www.wellcomemat.com is another free video site...more professional than YouTube and they are monitored so no junk is on there.
  • http://www.postlets.com/ is another site worthy of your listing. They allow entering listings and making flyers that you can print, copy to other sites and definitely eye appealing as well.
  • www.realtor.com is currently for Century 21 Liberty Homes extra perks to enhance listings with MORE photos and inserting MORE of your spiel on the home. Click on the tab on the left side of the page where it says "For Realtors"; then click on "Resource Center", click on the drop down box and select HONOLULU; enter your MLS ID and the password will be the exact same as your MLS ID. If you have a listing entered into our MLS site then it will show up within 24-48 hours on their site and be ready for editing.   Otherwise, it does cost a pretty penny.
Diamond HeadPHOTO EDITING to ENHANCE YOUR PHOTOS   www.photoscape.org   for picture editing...like cropping, resizing, sharpening, brightening, frames, adding text or objects.  What good are pictures if they are blurry, too big to put in the mls or flyers or just plain ugly? Enhance your pictures! You can MAKE them look nice...believe me!  I personally use Microsoft Digital Image (very user friendly) and Adobe Photoshop CS3 (although I only use a couple of features because I'm still learning).
The First 24 Hours- Crucial Internet Strategy for Listings   It is so important to have my game plan ready for marketing a property and giving it the best exposure possible as a new listing. Provided that the home is in "showing condition ready" those first 24 hours are crucial to get all marketing material ready and out for the public to consume. (click the link for more....)
~~~~~~~~~~~~~~~~~~~~~~~~~

Bottom line, there are many sites to pay a little fee per month or some are free for flyers and such.

Invest a little....gain a lot.

Your online marketing will leave a lasting impression on the consumer...and you have given your business loads of exposure, the buyer loads of information and given the seller a very good reason to say you've done a 'phenomenal job' of marketing their property.

You are absolutely right with making sure the listings get on as many listing sites as possible.  Some of my buyers that have relocated to Rapid City went all over the place looking for listings and as much info about each one as possible.  It also looks really good to your seller when you start throwing a color copy of each of the websites you list their home on. Im just getting going on the blogging thing, but have definitely seen the positive benefits on google searches.  I hope to see it translate into some business soon!

Posted by Tristan Emond, Rapid City Homes Sales Specialist (Prudential Kahler Realtors) about 3 years ago

Tristan: It took about 6-9 mos for me to start getting real contacts from blogging. It had to do with my titles, tags and keywords...which I knew nothing about as well. Patience, dedication and consistency will surely translate into contact for sure!

Sally - Now that's what I call a full court press of tools we can use to promote our listings.  You have listed a couple I was not aware of and will definitely put them to use.  One other free site that you can add your listings to is realbird.com.  Thanks for such a comprehensive list!! :)

Sally great job in posting all those links.  We had Linda Davis back a McCue Mortgage last Friday for another presentation on why we should be using the net, and how to go about it.  It was received well by most everyone that attended.  Those that don't take advantage of sites like ActiveRain, and others that you mentioned, have no one to blame but themselves when others just go zoooooooming by them.

Donna: It's really important to utilize all that we have. I know when I first joined ActiveRain I didn't realize the benefits for a few months...It took a few short months...and though things may be slow now...it sure helped out last year...and no doubt to continue to in this up /down market.

Hey George: This was actually part of the handout I gave to the agents. I have added on some and believe this one is a little more comprehensive....Someone on the internet will benefit ;)

Vanessa; And now that you have that motivation....hop on the bus!  Welcome...to the wide world of blogging and marketing!

Larry: Believe me...though I talked my behind off...I really doubt many took heed. That's okay...all I can do is give some info....they have to do the footwork. :)

Pat: You're welcome....there's plenty more sites to market your business too...just gotta search. :)

This is a great resource of websites!  I also have been blogging since August of 2008.  I have had several leads and one closing all due to Active Rain and blogging and I am also just starting to get leads and calls from the work I have been doing on the internet with some of the sites you mentioned.  Your efforts do begin to payoff.

Hi Sally - This is a great list of free marketing sites, for marketing your listings and yourself.  And don't forget that you can also have your posts show up on Facebook and post links to your posts on Twitter and LinkedIn.  Might as well get in front of as many faces as possible!

Susan: Yeah...try telling all the agents in my office...this was overwhelming for them anyway....as they are not 'keen' to blogging and internet marketing to begin with . The furthest they've gone is our mls and c21 site. I do the Facebook and Twitter but not as productive as these others .....for marketing in our area. Thanks though...I'm sure it'll help others!

Woo Hoo, You must have been reading my mind or my BlogJet site, :-),  as I was assembling a new post and it was a list of useful resources for blogging. Now, I did have a few more than you but I will put this post off for a while. It was a bit tedious looking up all the sites and then writing descriptions ( still not yet finished) . You did a great job here and the list you posted  is very manageable and not so overwhelming. People appreciate these sites and they are all essential. You had in fact introduced to WellcomeMat a great video posting site. But we do need to replace it's slide show capabilities that it has eliminated. Slide is OK but I am looking for a hot new one, if you know of one. Great post !

Good morning Sally, That was a great post, and so full of useful information. I joined AR in mid Feb of this year, the last day to join before the new membership fees came into effect. How did I get here? A free evaluation of my website from a company who wanted my business. They didn't get my business, but they woke me up. I came here and started learning right away. I have not, as yet, gotten any customer contact, but I am sure it will come. I have done many of the things you mentioned above, and will bookmark this for more reading at the office this afternoon.

My time on Activerain has caused me to do the following:

Outside blog on AR, Blogspot, used postlets to post my listings on both, (that is a great little thing), my own website posts my listings to trulia, and many of the other places you mentioned. I joined Wellcomemat, and am going to post some video on there as soon as I have the time to go out and do the video. I am not that comfortable with that yet, but have made contact here on AR with a videographer who is helping me, on and on.

Now here is the thing. I have been, for lack of a better word, hammering agents in my office about this. Even a website of their own, not ONE has one, other than the page my broker provides. Not one. I can't make them understand the benefits. Then I looked at my area, no one is really focusing on the Internet.

Then I thought... oh.. wait.. HOW LUCKY AM I? Guess I really need to brace myself, I am going to be as busy as a one armed paper hanger!!

Thank you, love your posts, am going up to hit that "subscribe" button right now.

Aloha Sally—Everything you have said concerning internet marketing of one's services is spot on! It does take time and patience to build, but it's worth it. Thanks for being the giving/sharing person we all know you to be and helping making it easier for some that are just beginning to "get it!"

Hi Celeste - You've earned an A+ in my book!!!!  A very timely and well written Blog, but more important exremely relevant in this age of "trying to stay" ahead of the curve.

Keep it up.  I am sure you will get TONS of responses.

Sally - This is a great list that can be utilized for exposure and the best thing it is free,  Your office is fortunate to have an agent like you.

Sally, Great list!  Why don't all agents hop on the new band wagon?  I don't understand it.  The BEST marketing is free these days, for the most part.  I saw this on Rich's blog.  I updated my marketing plan to give to a seller today and deleted my print advertising from my plan.  Felt great doing it too, lol!

I think it's great that you got up there and went to bat for blogging in your sales meeting.  I did a class on social media at a sales meeting last week and the blank stares were palpable.  But there's always that one agent who just can't wait to get to you afterwards to ask questions.  I like them.

Great job, Sally. Thanks for this great information. I did a short marketing presentation at a recent office meeting which included the Internet and Social Media and saw a lot of blank stares...

Lisa: Thanks...I'm always happy when someone says they jumped on the bus, boat or whatever to more info ...:)

Terry: Okay...so I'm looking at our stats here... lol

David: Actually, it took awhile to create the original for my presentation for our meeting...but in the end it came out great and usable (with changes for AR)

Bob/Carolin: Hey There! I really do get in deep .... sometime too much :)

Ashley: I love Wellcomemat...it's professional for sure.

That is a pretty amazing list of free sites to post your listings.

It is amazing how resourceful we can be when we need to.

Posted by Mark MacKenzie Real Estate Planning about 3 years ago

Bruce: Indeed! You're welcome and hope you can utilize some :)

Fernando: Uh...I help other agents in my office whenever I can.... they are fellow agents....

Andrea: Good for you! Remember, it took me a few months...and then it started coming. I commend you for jumping in full force! I finally got my broker to finish her website....I helped her start and told her she had to do the content on her own. She finished it a few months ago and very proud I might add :)

Chuck: It sure can be done.....the consumer no longer wants to see a bunch of info that every other website has...they want to see US in the words too! So, when I go on all these sites I make sure to add a little something so they can see our area...and a little of who I really am.

Patricia: You're welcome!

thanks....and good luck Sally!

Judy: Wonderful....have at it!

Bill: Thanks Bill....and believe me...this is just a 'little' of the whole extent of my marketing but great to get started with new agents or old who are beginning to realize that this is now...and the future for our marketing!

Paddy: Woohoo!  I have a Kodak wide angel and also have a new canon rebel (nice lens etc.) so you know I'm into my presentations :) :)

Mike: Good deal. Consistency, patience, determination and a lot of hard work and effort!

Margaret: You're welcome!

Brian: The others are wonderful for marketing your listings....and www.realestateshows.com can be used for family, holidays, buyers, sellers, area shows and so forth. Don't underestimate the power of shows and pictures!

Kristen: Wonderful!  Hope it helps!

Settles: You're welcome!

Mike: No worries mike....believe me...I'm no seasoned techie...but I sure do try hard!

You're welcome

Sharon: Thanks Sharon....many of us are watching our pennies ....but the ones I do pay for ...are well worth it!

Christianne: You're welcome too!

Joe: The ones I do subscribe to for my listings are c21, res, realtor.com and are the best for my listings. There are more sites than I listed here....as this originally was for our agents to hopefully not get overwhelmed by and utilize.

Okay....

Jean:You're welcome..thanks.

Hey Craig! Oh, yes!  Don't believe in people having to sign on into my website to get info....and all the info they are typing into google comes up and a click f the mouse will get them there.

Emily:  Who knows. then again, there are some that are still making it ...but not as busy as they should be.

Rosie: Great! And it's the hard work that will eventually see you through....believe me.

Bruce/Mary: You're welcome!

Alicia: Great! My brokers are all for it....it's the agents that need to get a move on.

Frank: Great...glad you can use more!

Chris: I always bounce around some...but I figure that when a listing comes up....I do the majority of my marketing the first 24 hours on the internet....and spiffy up more sites the next 24 hours. It's HOURS of work but I tell ya...it pays off.

Hey Linda! That's a nice compliment...thanks!

Fredy: Oh, goodie  I love stars and A+'s!  If it's one thing i believe is that the keeping up with the jones' may just have something to it :)

Lou: Keep it up.....learn....utiiize all we have here....believe me ...it'll work for you!

Elizabeth: I just don't know...I suppose we were in that boat (bus) before we got wise too :)

Jeff: I had everyone clapping at the end....but who knows what they'll do.

thanks Pippa

You're welcome Bill...welcome to our world!!!!!

Kelsey: Yup....and they'll have glassy ones staring at you later on....when they realize the significance of .....our work. :)

Leah: Yeah...I think it may be more over there than here...what do you think?

william: Just because you said that I took on the task.....remember...I'm working off two screens so the one on the right I copied and pasted all the comments....delete when a page is done...and move on....not bad :) lol!

Hi Sally~ Does real estate shows syndicate your listings anywhere?

Posted by Owensboro KY Real Estate Agent Vickie McCartney Broker Owensboro Ky (Maverick Realty) about 3 years ago

Free is always good.  I spent a lot of money on things that were worth less than free.

Posted by Gene Riemenschneider East Contra Costa Home Sales 01492725 (Home Point Real Estate) about 3 years ago

Vickie: RES syndicates to Google, Oodle, Trulia, Zillow, Vast, Hotpads, Geebo and Viewr. We are able to put our links in MLS, Homes.com, Realtor.com and of course in C21 site ...able to make the flyer with the show in it and embed the code all over the place.

Mike: Well, I am slow the beginning of this year with only one closing next week, a seller who decided after a few months and a fallen contract that he didn't want to sell, and a buyer who backed out (actually in their best interests to). I'm utilizing some time to tweak my new website and then I'll put it up in a couple weeks. Last night I spent a couple hours with the tweaking and updating some blogs.  Yup...utilize the time...and something will pop up!

Hey JB...thanks ...glad it gave you additional help.

Connie: Believe me....there are MANY more!
