      <description>&lt;p&gt;What better way to write about a &lt;strong&gt;&lt;em&gt;Hawaii Local Business&lt;/em&gt;&lt;/strong&gt; except from first hand from experience?&amp;nbsp;&lt;em&gt; &lt;strong&gt;Leeward Acupuncture Center, Inc&lt;/strong&gt;. and my acupuncturist/massage therapist, &lt;strong&gt;Diego Leong Roig&lt;/strong&gt;&lt;/em&gt; is everyone's alternative medicine and health care provider!&lt;em&gt;&amp;nbsp;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I&lt;/em&gt; made a decision a year ago that would turn out to be the best &amp;lsquo;medical' decision of my life.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The turning point was realizing that &lt;em&gt;&lt;strong&gt;there IS an alternative to drugs and operations&lt;/strong&gt;&lt;/em&gt; for certain medical problems. &lt;strong&gt;&lt;em&gt;There IS an alternative&lt;/em&gt;&lt;/strong&gt; other than the regular series of standard medical practice for things that would only cause future problems..... &lt;em&gt;And still not &amp;lsquo;cure' the original symptom.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;img title="Leeward Acupuncture Center, Inc, Diego Leong Roig LAC-Pearl City Hawaii" src="http://activerain.com/image_store/uploads/9/3/3/8/2/ar124959303728339.JPG" height="234" alt="Leeward Acupuncture" width="350"&gt;Granted, there are some things that can't be &amp;lsquo;cured' although &lt;strong&gt;&lt;em&gt;there IS alternative medicine&lt;/em&gt;&lt;/strong&gt; and health care to relieve most of those aches and pains. I originally went to &lt;strong&gt;&lt;em&gt;Diego&lt;/em&gt;&lt;/strong&gt; &lt;strong&gt;&lt;em&gt;Leong Roig&lt;/em&gt;&lt;/strong&gt; because of my carpal tunnel and my foot had some kind of nerve damage that was causing severe pain and two numb toes. The doctors before said to wear braces at night and support during the day. &lt;strong&gt;&lt;em&gt;Diego Leong Roig&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;said no....that I was babying it and making it worse.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;When your career relies on the computer, these two ailments cause interference with work.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;After a few months of massage therapy (&lt;strong&gt;&lt;em&gt;deep tissue massage&lt;/em&gt;&lt;/strong&gt;) and &lt;strong&gt;&lt;em&gt;acupuncture&lt;/em&gt;&lt;/strong&gt; my &lt;strong&gt;&lt;em&gt;carpal tunnel&lt;/em&gt;&lt;/strong&gt; was so manageable that I could type comfortably again for hours on end. I eventually had to get cortisone shots in my foot (nerve damage) but the rest of my aches and pains are manageable with my acupuncture/massage therapy appointments every 3 weeks to get the &amp;lsquo;kinks' out.&lt;/p&gt;
&lt;p&gt;It also takes a good &amp;lsquo;bedside manner' such as the kind &lt;strong&gt;&lt;em&gt;Diego Leong Roig&lt;/em&gt;&lt;/strong&gt; gives both me...and my husband (yes, he goes too!) and his demeanor, professional work ethics and his knowledge and experience are what keeps us going back to him. It also took the understanding that this process will not work &amp;lsquo;overnight' and is not a one shot deal. It's ongoing therapy without a bunch of drugs and healing naturally.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;After doing the same thing over and over and getting no relief or results in the past.....we finally understood that&amp;nbsp;this alternative was definitely in order.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Needless to say, it also takes a good insurance provider that agrees with alternative medicine and I am grateful that&amp;nbsp;&lt;strong&gt;&lt;em&gt;HMAA&lt;/em&gt;&lt;/strong&gt; accepts and works with acupuncture and chiropractor providers.       <title>Do You Have Permission to Give Out Your Client&#8217;s Information?</title>
      <description>&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;It is our fiduciary duty to protect the personal information about our clients. &lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;We protect our client&amp;rsquo;s best interests and personal information while representing them in the sale or purchase of their home. It could make the difference in hurting the transaction and your negotiating powers let alone protecting their personal interests.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;How often do you read&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt; a testimonial or story on someone&amp;rsquo;s blog or website and wonder if they had written permission to do so? &lt;span&gt;&amp;nbsp;&lt;/span&gt;Even posting pictures of your client&amp;rsquo;s without their permission is not permissible. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;DO NOT GIVE OUT INFORMATION WITHOUT WRITTEN CONSENT!&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;When a client does ask that I divulge why they&amp;rsquo;re moving, selling or buying&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt; then I make sure to get it in writing and go as far as to include it in the special terms of the listing agreement.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The seller signs off on the agreement and it is a specific part of the listing agreement. With a buyer it is in the form of their signed cover letter to the seller.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;Blogs, websites and other online advertising&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I MAKE SURE TO GET WRITTEN PERMISSION with my signed &lt;em&gt;permission and testimonial form&lt;strong&gt; &lt;/strong&gt;&lt;/em&gt;should they agree to my using their testimonial, videos and pictures on websites, blogs and basically for advertising and marketing. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;span&gt;Needless to say, &lt;strong&gt;&lt;em&gt;it is our duty&lt;/em&gt;&lt;/strong&gt; to protect our client&amp;rsquo;s best and personal interests.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Not only is it our fiduciary duty, it is how we conduct business to protect all parties in each and every transaction. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

About 5 minutes away is Wheeler AAF and Schofield Barracks and definitely convenient for the military and government workers at these &lt;strong&gt;Army Bases on Oahu.&lt;/strong&gt;&lt;span&gt;&amp;nbsp; &lt;/span&gt;A hop, skip and jump and you&amp;rsquo;re on the freeway and about 20-25 miutes to Hickam AFB and Pearl Harbor Navy Base and 35-40 minutes down the H-2 Freeway to the H-1 Freeway to downtown Honolulu.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;What&amp;rsquo;s even better is the &lt;strong&gt;&lt;em&gt;North Shore of Oahu&lt;/em&gt;&lt;/strong&gt; (beaches, surfing, scuba diving and more!) is just 20 minutes away!&lt;span&gt;&amp;nbsp; &lt;/span&gt;One of my favorite spots is Laniakea Beach which is known as Turtle Beach for our Honu (Ho New), the Hawaiian Green Sea Turtles who bask on the beach in the sun.&lt;/span&gt;&lt;/p&gt;

A total of &lt;em&gt;102 &lt;/em&gt;Woodcreek Homes built were either &lt;span&gt;&amp;nbsp;&lt;/span&gt;&amp;lsquo;attached&amp;rsquo; homes (duplex style) or detached dwellings, all with two car garages, developer fences around the properties throughout the community. The owner occupant level for this community is 71.57%. &lt;/span&gt;&lt;/p&gt;

      <title>The HAP (Homeowner Assistance Program) for Military Members VS. SHORT SALE</title>
      <description>&lt;p&gt;I shared an information email to our Century 21 Liberty Homes agents this morning and decided to share here as well. Too often there is not enough information out there for our Military Members who bought before July 01, 2006 who could qualify for the &lt;strong&gt;HAP program&lt;/strong&gt;....READ ON!&lt;/p&gt;
&lt;p&gt;&lt;img title="HAP approved sale!" src="http://activerain.com/image_store/uploads/6/0/4/3/0/ar133659494503406.jpg" height="226" alt="" width="300"&gt;I thought this would benefit many of our past/present clients who are military members and &lt;em&gt;&lt;strong&gt;under water on their homes&lt;/strong&gt;&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;I currently have a client who bought her&amp;nbsp;&lt;strong&gt;Mililani Home&amp;nbsp;&lt;/strong&gt;in early&amp;nbsp;2006 and we are currently going through a HAP sale and getting ready to close.&lt;/p&gt;
&lt;p&gt;What it is...is that at closing, Seller sells to HAP (US Government) and HAP sells the&amp;nbsp;home&amp;nbsp;to the buyer (simultaneous closing)&amp;nbsp;and pays the seller's deficiency, closing costs, Realtor&amp;reg; commission and so forth.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;IT ALSO SAVES the Military member's&amp;nbsp;credit rather than going the short sale route.&lt;/strong&gt;&amp;nbsp; Make sure they have kept up with maintenance fees, assessments, property taxes etc....otherwise, just as any other transaction they could have additional liens slapped on their property.&lt;/p&gt;

&lt;p&gt;A. PCS refers to the assignment or transfer of a member to a different permanent duty station (PDS), to include relocation to place of involuntary retirement, under a competent authorization/order that does not specify the duty as temporary, provide for further assignment to a new PDS, or direct the military service member return to the old PDS. &lt;br&gt;&lt;br&gt;&lt;strong&gt;To qualify, a service member must have:&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;span&gt;owned home &lt;strong&gt;prior to July 1, 2006&lt;/strong&gt;&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;span&gt;have PCS orders dated between February 1, 2006 and September 30, 2010&lt;/span&gt;. (This date may be extended to September 30, 2012&lt;/strong&gt;, at the discretion of the DUSD(I&amp;amp;E) based on availability of funds)&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;reassigned to a new duty station or home port outside a 50-mile radius&lt;/span&gt; of the member's former duty station or home port&lt;/span&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;

About 5-10 minutes up Highway 99 is Schofield Barracks and Wheeler AAF and Hickam AFB and Pearl Harbor Navy Base are about 20 to 25 minutes down H-2 to H-1 Freeway and Kaneohe Marine Corp Air Station is on the Windward side of Oahu over the H-3 Freeway.&lt;/span&gt;&lt;/p&gt;

There were 44 Mililani Sold Homes in the first quarter of 2012 with Sales Prices ranging from $490,000 (3 bedroom home) to $1,500,000 (4 bedroom luxury home) on the golf course.&amp;nbsp;Average Days on the Market&lt;strong&gt; &lt;/strong&gt;was &lt;strong&gt;63 &lt;/strong&gt;days for the first quarter of &lt;strong&gt;2012.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

There were 61 sold condos/townhouses in the first quarter of 2012 with Sales Prices ranging from $114,200 (1 bedroom condo) to $465,000 (3 bdrm townhouse) compared to 65 condos/townhouses sold in 2011.&lt;strong&gt; &lt;/strong&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;Average Days on the Market were&lt;strong&gt; 71 &lt;/strong&gt;days for the first quarter of &lt;strong&gt;2012.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>FIRST IMPRESSION of a Mililani Real Estate Agent Leads to A Successful Closing </title>
      <description>&lt;p class="MsoNormal"&gt;&lt;span&gt;Over a year ago&amp;nbsp;this &lt;strong&gt;&lt;em&gt;Mililani Real Estate Agent&lt;/em&gt;&lt;/strong&gt; received a phone call from a potential&lt;strong&gt;&lt;em&gt; Mililani Home Seller&lt;/em&gt;&lt;/strong&gt; who wanted to meet with me and discuss a possible listing of their &lt;strong&gt;&lt;em&gt;Mililani Home&lt;/em&gt;&lt;/strong&gt;.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;We talked about my marketing plan, comparable properties in the &lt;strong&gt;Mililani Housing Market&lt;/strong&gt; area for &amp;lsquo;attached&amp;rsquo; homes and what I will do for them.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;img title="94-095 Makapipipi Place Mililani Hawaii SOLD!" src="http://activerain.com/image_store/uploads/2/8/9/8/5/ar133322104258982.JPG" height="151" alt="" width="200"&gt;We made an appointment to meet face to face as the &lt;strong&gt;&lt;em&gt;Mililani Home Seller&lt;/em&gt;&lt;/strong&gt; &amp;lsquo;found me on the internet&amp;rsquo; while looking for a &lt;strong&gt;Mililani Real Estate Agent&lt;/strong&gt;. &lt;span&gt;&amp;nbsp;&lt;/span&gt;We talked about the circumstances for their thinking about selling the Mililani Hawaii Home&lt;strong&gt;&lt;em&gt; &lt;/em&gt;&lt;/strong&gt;as well as going through everything else we did not discuss on the phone, including possibly renting out their Mililani Home.&lt;strong&gt;&lt;em&gt;&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;They would get back with me within the week and let me know what they decided.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;A few days later they called and said they would keep the home awhile longer BUT when they do decide to sell they would definitely call this Mililani Real Estate Agent. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;To tell you the truth I was not sure what they would do&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Almost a year later I received a call from the same Mililani Home Seller. Bubbling with excitement the Mililani Home Seller said&lt;em&gt;, &amp;ldquo;Hi!&lt;span&gt;&amp;nbsp; &lt;/span&gt;This is the &amp;rsquo;Mililani Home Seller&amp;rsquo; and we&amp;rsquo;re ready to sell our house!&lt;span&gt;&amp;nbsp; &lt;/span&gt;I told you I would call you if we decided to sell our Mililani Home.&amp;rdquo;&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;These are the kinds of real estate stories&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt; that give me a warm and fuzzy feeling all over.&lt;span&gt;&amp;nbsp; &lt;/span&gt;That first impression at the listing appointment almost a year ago brought this Mililani Home Seller back to me to list their home. &lt;strong&gt;FIRST IMPRESSIONS!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;There are &lt;a href="http://activerain.com/about"&gt;ActiveRain Staff Staff&lt;/a&gt; members who have a wonderful &amp;lsquo;blogside manner&amp;rsquo; but none more consistent and caring than &lt;a href="http://activerain.com/arbob"&gt;&lt;strong&gt;Bob Stewart&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt; &lt;/strong&gt;our Community Evangelist. He has been &lt;span&gt;putting up with&lt;/span&gt; &lt;span&gt;me&lt;/span&gt;&amp;nbsp;&lt;span&gt;&amp;nbsp;&lt;/span&gt;right there for me all these years and his understanding, patience and direction played a leading role in my continued existence on &lt;strong&gt;ActiveRain &lt;/strong&gt;and success in my business&lt;strong&gt;.&lt;/strong&gt; (He won&amp;rsquo;t take credit though&amp;hellip;he always says it&amp;rsquo;s because of me). &lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;&lt;a href="http://activerain.com/kerrielil"&gt;&lt;span&gt;Kerrie Greenhalgh&lt;/span&gt;&lt;/a&gt; &lt;/span&gt;&lt;/strong&gt;also puts a tremendous amount of time and effort into her role as Community Builder and she too has a wonderful &amp;nbsp;blogside manner as well. We&amp;rsquo;ve had many changes in the ActiveRain staff over the years and I just have to also commend &amp;nbsp;&lt;a href="http://activerain.com/nparekh"&gt;Nikesh Parekh&lt;/a&gt; with doinga wonderful job in his role as &lt;a href="http://activerain.com/nparekh"&gt;&lt;span&gt;CEO of ActiveRain&lt;/span&gt;&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;

&lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;My last five years on ActiveRain condensed: &lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span&gt;Without a doubt giving a piece of myself through my writing brought the kind of readers that I was looking for in my niche market in Real Estate. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;When I grasped the concept that &lt;span&gt;&amp;ldquo;EVERYTHING AROUND ME IS REAL ESTATE&amp;rdquo;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;&amp;hellip;..I began succeeding in my business.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;You see, &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span&gt;writing about other topics&lt;/span&gt;&lt;/strong&gt;&lt;span&gt; about my local area, my neighborhood, the businesses, the sites and points of interest showed my readers that I am THE &lt;a href="http://www.hawaiihomesmarket.com/Mililani/mililani.htm"&gt;&lt;span&gt;LOCAL AREA EXPERT&lt;/span&gt;&lt;/a&gt;. This is when my business started taking off.&amp;nbsp;!&lt;span&gt;&amp;nbsp; &lt;/span&gt;What else can I say?&lt;span&gt;&amp;nbsp; &lt;/span&gt;I write as if my readers are right in front of me and I am talking WITH them and not AT them. &lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;My &lt;span&gt;&amp;nbsp;&lt;/span&gt;friendships on ActiveRain:&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;I have a really special ActiveRain lifetime friend, &lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogs/williamjohnson"&gt;William Johnson&lt;/a&gt;. &lt;/strong&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;I &amp;lsquo;met&amp;rsquo; &lt;span&gt;&amp;nbsp;&lt;/span&gt;William when I picked up the phone &lt;span&gt;&amp;nbsp;&lt;/span&gt;and called him at the time of the &lt;strong&gt;&lt;em&gt;California fires in October of 2007&lt;/em&gt;&lt;/strong&gt; and that date marked our friendship for life even though we have not met in person. &lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;strong&gt;&lt;em&gt;There are MANY others I&amp;rsquo;ve met along the way&amp;hellip;.far too many to list&lt;/em&gt;&lt;/strong&gt;&lt;em&gt; &lt;strong&gt;all&lt;/strong&gt;&amp;hellip;but there is NOTHING that will compare to the camaraderie we experience through our connections made here on &lt;strong&gt;ActiveRain.&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;My Friday at the office was dragging by slowly&lt;/em&gt;&lt;/strong&gt; and by the afternoon I was looking for things to do&amp;nbsp;when another agent (who knows I'm an ActiveRain member) comes up to me with this Real Estate Executive Magazine and points to&amp;nbsp;a picture, &lt;em&gt;Underneath the picture there is a caption.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Quote:&amp;nbsp; &lt;/em&gt;&lt;/strong&gt;&lt;em&gt;"There is a fundamental strategic shift that is taking place in online real estate marketing. "Smart marketers no longer focus their online marketing campaigns on building one comprehensive website. Instead, they are working to cast their reach&amp;nbsp;as wide as possible through social networkds and blogs," &lt;strong&gt;says ActiveRain's Jon Washburn&lt;/strong&gt;.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;img title="Global Networking ActiveRain" src="http://activerain.com/image_store/uploads/1/1/0/0/0/ar119552202200011.jpg" height="300" alt=" " width="300"&gt;Wow. That was pretty cool.&amp;nbsp;This man here (I explain to&amp;nbsp;the agent) is the&amp;nbsp;President and Co-Founder of ActiveRain. So I read the whole article (just because Jon was in that section) and the whole article focused on &lt;strong&gt;&lt;em&gt;"Stand Out from the Online Crowd".&lt;/em&gt;&lt;/strong&gt; Turns out Jonathan had a section on &lt;strong&gt;&lt;em&gt;"Get Connected With a Social Network"&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;anyway, but &lt;em&gt;the whole reading proved pretty valuable and will remain in that memory bank of my mind.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;As we all know, websites never took off&amp;nbsp;as blogging and social networking did.&lt;/em&gt;&lt;/strong&gt; The Real Estate Industry has also turned to social networking and blogging&amp;nbsp;for their businesses and wouldn't you know.....&amp;nbsp;it has&amp;nbsp;taken off like you wouldn't believe. We all have or will experience the benefits of our participation on ActiveRain.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;BOB STEWART!&lt;/em&gt;&lt;/strong&gt; &amp;nbsp; How many people were members on March 10th of this year? I asked him that somewhere before so now I'll ask &lt;strong&gt;&lt;em&gt;MATT, JON, BEN, COREY, NICOLE&lt;/em&gt;&lt;/strong&gt;....okay...that was all of them....but hey...maybe I'll get an answer now.&amp;nbsp; Anyway, that's when I joined ActiveRain and I believe it was somewhere around 18k or so at that time and&amp;nbsp;look at&amp;nbsp;us now!&lt;/p&gt;
&lt;p&gt;In any case, this magazine was published way back when (because it says AR has 35,000 members) but Jon also talked about ActiveRain and how he compares it to an "Italian Piazza". He goes on to say....&lt;em&gt;quote:&lt;/em&gt; &lt;strong&gt;&lt;em&gt;"At the piazza, the local community gathers for camaraderie after the workday, and now, blog communites are online social hubs where people of similar interests gather to share and exchange ideas, as well as form relationships".&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Everything I believe ActiveRain stands for was quoted by Jonathan in this article&lt;/em&gt;&lt;/strong&gt; including and not limited to&amp;nbsp;only the popularity of social networks and blogs &lt;strong&gt;&lt;em&gt;but also the importance of reaching the consumer&lt;/em&gt;&lt;/strong&gt; through a wide range of other social networks.&lt;/p&gt;
&lt;p&gt;One thing is for sure. The&amp;nbsp;support we give and get from our peers&amp;nbsp;on ActiveRain is just as it would be offline and in our business. &lt;strong&gt;&lt;em&gt;Teamwork and support right?&lt;/em&gt;&lt;/strong&gt; It's not just about putting up an&amp;nbsp;ad&amp;nbsp;but getting our information out there for the consumer. &lt;strong&gt;&lt;em&gt;From there the consumer will read and becomes part of this chain called networking.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I reread the &lt;a href="http://activerain.com/blogsview/79084/ActiveRain-s-Weltanschauung"&gt;&lt;strong&gt;&lt;em&gt;ActiveRain's Weltanschauung&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt; and if you have not read it it is an enlightening part of Active Rain and their guiding principles and philosophy and a must read. &lt;strong&gt;&lt;em&gt;What a concept for networking with our peers and giving invaluable information to the consumer.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I'll leave you with something to ponder.&lt;/em&gt;&lt;/strong&gt; In this article another gentleman discussed the&amp;nbsp;content&amp;nbsp;of websites and blogs&amp;nbsp;and why&amp;nbsp;it&amp;nbsp;is crucial to your website or blogs' success to&amp;nbsp;put in or leave out certain things.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;**Do you promote&lt;/em&gt;&lt;/strong&gt; &lt;strong&gt;&lt;span&gt;yourself&lt;/span&gt;&lt;/strong&gt; or &lt;strong&gt;&lt;span&gt;real estate&lt;/span&gt;&lt;/strong&gt; related material on your website/blog and &lt;strong&gt;&lt;em&gt;&lt;span&gt;what are you going to be remembered for when the public visits them?**&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Protecting the Seller&#8217;s Best Interests With BACK UP OFFERS </title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;lsquo;&lt;strong&gt;&lt;em&gt;Back in the Day&amp;rsquo; it was the norm to have multiple offers AND have a couple of Back Up Offers as well.&lt;/em&gt;&lt;/strong&gt; A Back Up Offer is a security blanket for the seller should the first contract fall out. The Back Up Offer will immediately be in place with a contingency that the original contract has a successful sign off of the cancellation. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;In Hawaii, we &amp;lsquo;open&amp;rsquo; &lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;&lt;a href="http://www.tghawaii.com/learning/what_is_escrow.html"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;ESCROW&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt; &lt;/strong&gt;(which is an independent third neutral party that takes care of the interests of both buyers and sellers) with an accepted Purchase Contract and initial deposit of the buyer. They take care of the final settlement with the recording of the documents, paying off the existing liens, mortgages and any other expenses to have a successful closing.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;The &lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt;&lt;a href="http://www.tghawaii.com/learning/what_is_escrow.html"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;ESCROW&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;&lt;em&gt; Company &lt;/em&gt;&lt;/strong&gt;will also take care of a cancelled transaction and send out cancellation letters to all parties and initiate the Back Up Offer Purchase Contract in escrow and send out the first documents for the Buyer and the Seller.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The transaction date starts at that time.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;This practice &amp;lsquo;saves&amp;rsquo; a lot of headache, time and heartache and held true just a few short weeks ago.&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;span&gt; A transaction for a listing of mine was in contract and a few days before we left on vacation (with my pushing and shoving for the Conditional Loan Commitment Letter) the loan officer says, &amp;ldquo;In all good faith, we cannot proceed with the buyer&amp;rsquo;s loan&amp;rdquo;. YIKES!&lt;span&gt;&amp;nbsp; &lt;/span&gt;You mean the buyer wasn&amp;rsquo;t qualified after all?&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;span&gt;NO PROBLEMO!&lt;/span&gt;&lt;/strong&gt;&lt;span&gt;&lt;span&gt;&amp;nbsp; &lt;/span&gt;We immediately initiated our accepted Back Up Offer two days before departure on our vacation.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The appraisal is in, survey complete, Termite and Pest Control is scheduled to inspect and give a report, full loan approval and tentative signing is occurring next week. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;I&amp;rsquo;d say that the market is picking up in order to receive back up offers.&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;I&amp;rsquo;d say suggesting to the seller to continue showing for back up offers was a positive.&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;em&gt;&lt;span&gt;I&amp;rsquo;d say that a back up offers rock!&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
